House For Sale £750,000
Clarendon Rise, London SE13

Description
Description This elegant, three-storey, Victorian town house is brimming with character and offers enormous potential for extending the already generous living space. It is beautifully proportioned with high ceilings, large rooms and the original, idiosyncratic design from its 19th Century construction. The commanding frontage, four sash-windows wide, makes this a grand and much-admired local building.
The accommodation briefly comprises:
An entrance hall with stripped floorboards leading to a gorgeous living room with large windows and 9ft ceiling. To the rear is an open-plan dining room, kitchen and second living area, overlooking the small but private garden. Planning permission has been obtained to transform this into a large kitchen-diner and living space that flows directly onto the garden.
On the first floor there is a large bedroom with three sash windows, plus a small workspace and two bathrooms.
The top floor offers the light and airy master bedroom and a lobby (previously including an ensuite). Subject to planning permission, another large double bedroom could be built onto the roof of the first-floor below.
The layout of this house is extremely adaptable and can be configured to suit the new owners' wishes. We understand that this house was previously three bedrooms, but was remodelled to suit our vendor. It is perfect for those wanting to combine colourful Victorian architecture with a modern and bespoke interior redesign. Particularly those who want plenty of space to entertain or relax.
The house is in a prime location. It is a six-minute walk to Lewisham Station and DLR (zone 2), near Lewisham High Street and surrounded by parks including Manor Park, Manor Park Gardens, Blackheath and Ladywell Fields. The Residents' Association has just been awarded an £18k grant to enhance the streets' nature and planting later this year.
Being sold with no onward chain. #AskBeaumont

What are your neighbours like?
I know all my neighbours well and they are lovely. We have an active Residents' Association with a WhatsApp Group, street meetings, Christmas Light event and have just secured £18k of funding to create garden and green-spaces along the street. This will complement the street trees that were planted this year. The Hindu Temple opposite is quiet, bar their (visually stunning) annual festival in mid-September and occasional bell-ringing. I have a robust but warm and respectful relationship with the local market traders who own the lock-up next door. They are a long-established part of the local community and understand this is a residential street, using the storage area only on market days.

What alterations have you made to the property?
Installation of a new and very efficient boiler in 2019.
Mainly I have focused on stripping-back the house to original features and plastered walls. The house is now at a point where redecoration would be a transformative but easy win.
I secured planning permission from Lewisham Council to create a living-dining-garden room at the rear, so it's ready to go. The planning permission remains valid until July 2024.

Why have you decided to sell your property?
The house is too big for one person and I rattle around in it. I want to downsize, pay off my mortgage and go to work in the community. It's been a finely balanced decision, but it's the right moment to hand over the keys. The house deserves owners who can enjoy the space and transform it into a stunning home.

What have you always liked about this property and what are its unique features?
Location. It is a three-storey Victorian house with Lewisham station, Greenwich, Canary Wharf and London on the doorstep. On a sunny day it is fantastic to stroll over to Blackheath and grab a cake from Boulangerie Jade, or I can just pop round the corner to Lewis Grove for excellent coffee at Antonio's renowned delicatessen.
Neighbours: As above – they are tremendous, with real community spirit. I will miss them so much on moving day.
House: It is a grand house and the frontage is very handsome. I love having a detached bedroom in the sky and I really love it when people look at the frontage and ask 'which flat do you live in?' and I reply, 'oh, it's one house'. The vintage advertising on the side of the house is also stunning.
Rooms: Beautifully proportioned, but not a square room to be seen. Truly unique Victoriana.
Police: Pass-by the house on horse-back most days which is just really cool to watch.

What do you dislike about this property?
Living near thriving businesses is fantastic but in the past there have been occasional noise/loading issues. The Residents' Association is extremely successful at curbing this. I would tackle any new issues quickly and with the support of the Association to maintain the existing peace and quiet.
The garden is small, although it's very private with lots of established trees. Again, it just needs some love to make it flow from the new living room.
