Church Knowle, Wareham, Dorset BH20

Description
Outstanding Grade II listed Purbeck stone house in the heart of the picturesque village of Church Knowle.

Description
Church Farm is a fine stone built former farmhouse on the edge of this most sought after Purbeck village. Thought to date back to the mid 1600s, the property reflects the area’s rich architectural history, whilst in recent years has undergone a meticulous and sympathetic renovation, now providing both a wealth of charm and character with some fine original features. An inglenook fireplace with wood burning stove, flagstone floor, and exposed original timbers blend well together with more contemporary additions such as a superb, large family kitchen and dining space with vaulted ceiling and well appointed bathrooms to suit the demands of modern living. The interior has an easy living style with a particular focus on natural light and the high quality materials used such as hand crafted doors and windows are noticeable.

On the ground floor is a spacious sitting room and a reception hall or additional sitting room both with feature fireplaces. At the rear the kitchen is superbly appointed with an extensive range of painted units, granite worktops, Aga cooker and integrated appliances. The dining area has double casement doors to the garden and terrace. The utility room has a gas hob, a walk-in larder and door to the garden. A snug/bedroom 4, home office and shower room complete the accommodation on the ground floor. On the first floor is a charming principal bedroom with en suite bathroom and views of the garden. Two further bedrooms and a wet room.

Outside
The delightful gardens at Church Farm are located to the south of the property and amount to approximately 0.8 acres. The gardens have been thoughtfully designed to provide colour and interest throughout the year and the old stone wall in the former farmyard provides a south facing courtyard with a wealth of period character blending with an Italian style centred around a fine Olive tree. Immediately to the rear elevation of the house is a raised stone terrace overlooking the walled garden with a gravelled path dissecting areas of lawn. A gap opens from the walled courtyard to the main garden which is mostly laid to lawn but generously stocked with mature trees shrubs and borders and with fine open views down to open countryside and the Purbeck hills that rise to the south. At the top of the lower garden is a covered outdoor dining area with power and light and a workshop / machine store. Further down the garden is a vegetable plot and small orchard. The driveway is to the east of the house where there is an oak framed open fronted double garage and parking for several vehicles.

The oil fired boiler is housed in an external store adjacent to the back door.
