House For Sale £745,000
Baltonsborough, Glastonbury BA6

Description
Westsyde is a charming cottage enviably positioned in the village of Baltonsborough. The cottage is surrounded by delightful gardens and its own paddock with approximately an acre of land in all. The house extends to over 2100 square feet internally with five bedrooms (two en suites) and three generous reception rooms. Westsyde is a wonderful example of a Somerset cottage with a sixteenth century ceiling and large inglenook fireplace. Internally and externally the house has deep stone walls keeping the heat in during the winter and also cool on hot summer days. The surrounding countryside offers an abundance of walks from the front door, along the river and across old droves and paths: Many with wonderful views of Glastonbury Tor.

Property Description

The cottage is approached along a lavender path and cottage garden. A white climbing rose frames the front door. The flagstone hallway acts as a cloakroom and boot room. To the right is the beamed sitting room with inglenook fireplace and a working wood burner; the floor is tiled and a French window leads out into the front garden. To the left is a snug with double windows overlooking the garden and an Edwardian fireplace. The flagstoned kitchen/dining room has views from two sets of windows over the back garden and down to a small orchard. The kitchen units have been handmade by a local carpenter. To one side of the kitchen is a generous utility room and cloakroom. A stable door leads out of the kitchen to a spacious conservatory: This has a slate floor and French windows; it is a wonderful place to watch sunsets and starling murmurations. Off the conservatory you will find a large study/library or third reception room with slate floor (there is a useful floored storage attic above), and off this is another bedroom with an en-suite bathroom; the bedroom has a velux and views over the gardens. This part of the house is currently used as an annexe.

Upstairs there are four bedrooms (the master has an en-suite): Three are doubles and the fourth is a good sized single. The family bathroom has views to the Tor in the winter months. Three of these rooms have lovely exposed wooden floors and all have delightful views over the gardens and beyond.

Garden

The gardens are a series of rooms: To the side is a large garden pond and greenhouse; a gate leads through to an enclosed patio area with a honeysuckle hedge on two sides and small barn on the other. In front of the barn is a Bucky Rose which provides a dazzling display in early summer. The top garden is laid to grass and has two crab apple trees as well as a green gage. An archway, covered by a Rambling Rector rose leads to a small orchard area with a range of fruit trees: Pear, eating and cooking apple as well as plum. A gate leads into the paddock.

From the patio, a gate takes you to the back of the barn; on the side of the barn is an espalier pear. A willow tree provides summer shade and this is a wonderful place to entertain. Beyond is a kitchen garden and more fruit trees as well as the paddock. Another gate leads out onto the lane.

The stone barn is divided into two sections: Currently used as storage it has much potential STPP. There is ample parking.
