Description

Set above the harbour in the pretty village of Portloe, this two bedroom cottage enjoys outstanding sea views. With an extended kitchen, living room and study area, it would make a perfect additional residence or holiday-let investment.

Sitting above the road, one enters the property through the glazed porch into the breakfast-kitchen. This stunning space enjoys the most incredible views to Jacka Point and beyond, with its large expanses of glass flooding the room with natural light. Well-appointed with a range of shaker style wall and base units, stainless steel sink with drainer and tiled splash-back and connection for an electric cooker. A banquette seat in the window provides a fantastic spot for dining. The utility room off the kitchen provides plumbing for an automatic washing machine.

Steps lead through double doors into the sitting room. With wood panelling and exposed beams it has the quintessential coastal cottage feel. With a feature slate fireplace with dog grate, and sea views it is a wonderful place to relax. A study area with window through to the kitchen lies at the other side of the room, with a door leading to the bathroom. A generous space, with bath, separate shower cubicle, WC and basin, as well as an understairs cupboard and an electrically heated towel rail.

Rising to the first floor, the two bedrooms both enjoy outstanding panoramic views across the harbour and over Veryan Bay. The rooms are charmingly tucked in the eaves of the house, giving cosy spaces without being restricted. Each of the room enjoys built-in storage cupboards with the L-shaped room also housing a basin and cupboard with hot water cylinder.

Externally, the property is accessed via a flight of steps to the paved patio area at the front. Being south-facing it is a real sun trap, and the ideal spot for a summer barbeque or evening drinks soaking in the marvellous vista. The rear garden is accessed via a neighbouring property, however there is scope to create access subject to gaining the necessary permissions. At street level is a useful storage room.

Location

The village of Portloe is surely one of the few remaining unspoilt Cornish villages with its small working harbour and delightful coastal walks. The renowned Lugger Hotel is situated on the slipway and the Ship Inn approximately 100- yards distant. The village of Veryan, some two miles distant, offers a local shop/post office for day-to-day requirements plus a pub and church. Local beaches are located at East and West Portholland and Carne/Pendower approximately two and a half miles distant. Some 10 miles distant is the sailing resort of St Mawes, which offers a selection of shops, banks, restaurants, hotels, together with a regular passenger ferry service to the Port of Falmouth. The Cathedral City of Truro is approximately 12 miles distant from Portloe, offering a far wider range of commercial, retail and business facilities and is considered the County's administrative and legal centre. There is a mainline station at St Austell and Truro, and Cornwall Airport (truncated)
