2 bed Flat For Sale £475,000
Ethelburga Tower, Rosenau Road, London SW11

Description
Positioned on the eighth floor of Ethelburga Tower is this fanastic two-bedroom apartment with a south-facing balcony and views over Battersea Park. The apartment was comprehensively remodelled by architect Carl Trenfield in 2012. Designed to create a hybrid between rural tactility and urban living, it melds the original features of the 1960s building with softer natural materials such as wood panelling. Intelligent use of space is a key feature of the design, preserving the original built-in storage cupboards while creating new and innovative ways of using the apartment.

The Building

Built in 1966, Ethelburga Tower is thoughtfully conceived block of flats near Battersea Park designed by the lcc Architects Dept with world-renowned engineers Ove Arup & Partners.

Built to accommodate 98 homes, the block has 32 split-level maisonettes on the east and west sides of the building, 17 one-bedroom single-level flats and 17 two-bedroom single-level flats on the south side. The landings in the buildings are on odd floors, opening onto double-height access galleries.

The Tour

Entry to the apartment is via the eighth-floor mezzanine level. An open-plan living/dining room leads off the central hallway, where large windows flood the room with light, and a glazed door leads out onto the balcony. At the front of this room is the kitchen, contained in a timber ‘box’, the space is demarcated by white timber-panelled walls, floor and ceiling. Worktops are a mixture of ash and composite, and there is cool green/grey cabinetry. An integrated study area on the right has space for a stool and has views over Battersea Park.

Panelling continues in the second bedroom, currently configured as a sitting room or a snug and completely clad in wood. Double sliding doors mean this is a flexible space that can be configured for a variety of uses. The urban aesthetic continues in the beautiful Surtech terrazzo floor flecked with Mother of Pearls that runs throughout the apartment.

The main bedroom has large windows with far-reaching views and built-in cabinetry for storage. A bathroom is clad in square mint-green tiles. There is a separate WC.

There are two unallocated off-street parking permits per flat, one for the owner, another for guests.

Outdoor Space

A south-facing balcony has spectacular views across south London and Battersea Power Station. There is space for a small dining set and planters. Visible from the apartment, Ethelburga Tower is also close to the verdant grounds of Battersea Park.

The Area

The apartment is very well positioned just off Albert Bridge Road, which runs towards the River Thames alongside the western edge of Battersea Park. There is a good selection of local shops on nearby Parkgate Road, along with some very good independent restaurants and the well-regarded Prince Albert gastropub.

The stunning Albert Bridge links Battersea to Chelsea and all that is on offer on the King’s Road, including The Royal Court Theatre and Saatchi Gallery. Just around the corner is Battersea’s Creative District, home to the design studios of Vivienne Westwood and Victoria Beckham and the Royal College of Art.

Battersea Park is the nearest train station (approx. 18 minutes by bus) and Clapham junction is 20 minutes away by bus. Sloane Square or South Kensington tube stations are both a short bus ride away. There are a good number of transport links that run into the West End and Chelsea.
