Description
Superb Amenity Estate With Beautiful Period House Set In Formal Gardens In Parkland Setting

Description
The Ashe Park Estate is an immaculate amenity estate with a beautiful period house set in an elevated position and surrounded by rolling parkland and woodland.

The house extends to over 13,000 sq ft and has been designed and refurbished to a high standard throughout. The gardens that surround the house provide a wonderful setting.

Additionally, there are 5 cottages, an office, party barn, stables, a tennis court and two lakes.

The estate extends to 232 acres and is situated in Hampshire, within 60 miles distance to London.

Ashe Park Estate has all the attributes of the perfect elegant country home. The undulating topography and woodland lend themselves to a wide variety of country pastimes.

Ashe Park House
There are three entrances into the estate; the carriage drive and the service drive, both to the north of the house, and another secondary entrance to the south. Ashe Park House is approached over the long carriage drive that sweeps through a mature lime tree avenue to a wide gravel sweep to the front of the house. On arrival, first impressions are of an idyllic Georgian country residence with grace and grandeur. The house is constructed from red brick, with the accommodation set over two storeys and within the attic space at the eastern end of the house.

Service Courtyard & Garages
Accessed by the main drive and the service drive is a spacious and well-presented service courtyard. The area is framed by the house to the south-west and the four-car garage and vehicle store, the traditional red-brick courtyard cottages, and the estate office on the other three sides.

Party Barn
The party barn is located adjacent to the courtyard cottages in a converted brick built former barn. It has been modernised to a wonderful standard and has been designed to offer flexible space for a wide variety of functions. It includes its own kitchen and cloakrooms and can be accessed by both the primary and service drives, so its use does not need to involve the main house. It has been used for dining events for up to 80 guests, parties, cinema, games room, and is currently used as a gym. The party barn has its own dedicated parking to the east, at the top of the service drive.

Gardens & Grounds
There are two lakes situated north of the house. One of the lakes is lined and stays at constant depth and the second is natural, varying in depth according to the water table. The River Test rises at Ashe Park when the water table is high, with the stream flowing to the river’s official source in nearby Ashe village. Interspersed throughout the estate are about 61 acres of mixed woodland, including ancient woodland, coppice and newer plantations. The woodland includes a network of several miles of woodland track and walking paths, and the bluebells in the older woodlands are of particular beauty.

The gardens have been designed to provide year round interest with individual gardens and features including the library garden, herb gardens and a large wildflower garden. Within the grounds are mature specimen trees interspersed with sculptures and other pieces of artwork.

There are a number of larger features including a yew maze, tennis court, hot tub, sunset pavilion and a magnificent lime avenue along the top part of the carriage drive.

The Cottages
In addition to the main house and ancillary accommodation, there are five further cottages, all with access via the service drives.

Stable Yard
Set away from the house towards the walled garden is an excellent stable yard with 16 loose boxes, with a tack room includes a kitchen and WC.

Farm Buildings & Land
The modern farm buildings, situated east of the main house, are accessed by the service drive and are separated from the main house by the service courtyard and cottages. The general purpose buildings have steel portal frames, a concrete floor, and three phase electricity and are currently divided into two units currently used for agricultural machinery and other storage. Adjacent is a brick-built water borehole and pump house used to supply the ground source heat extraction for the main house.

The farmland, extending to about 138.5 acres, is attractive, rolling in nature, with good sized fields and a convenient arrangement of internal tracks and access routes throughout the estate.

Shoot & Conservation
Although there is no longer an established shoot across the Estate, the topography of the land, interspersed with woodland and lakes, lends itself to provide great sporting potential for a family shoot.

As a result of careful environmental management, there is an abundance of flora and fauna together with extensive wildlife habitats.
