Common Road, Shelfanger, Diss IP22

Description
The property is Grade II Listed and is believed to date back to the 1600's. The house is full of history, character, and charm and it is thought to have been many things in its long history, including the village sawmill. The owners fell in love with the house when they first saw it. 'It is a quaint cottage, old, with plenty of character, beams and in an idyllic countryside setting. We love coming home, it is like the house gives you a hug, it has such a warm feel, and yet its light and airy.

The hallway is a great size and adds a fourth reception room. Flexibility and versatility are key features. For a period home this is amazingly spacious, light and airy. All the downstairs accommodation is accessed from the hallway. There is a shower room and cloakroom downstairs. The conservatory is a great space for garden watching and is currently used as a dining area. There are doors to the garden and outside patio. Lots of space to entertain here.

The Study is superb. 'It is one of my favourite rooms because its so full of character and a great place to work from home in.' The beams are stunning. You get the sense and feel of living history in this room. The mullion window and dual aspect give this room a bright and airy feel.
The sitting room is stunning too. The Inglenook takes centre stage and the current wood burning stove sits proudly in the hearth. The history of the place is all around with character beams and the old bread oven on display to remind you of the past. There is a store next to the Inglenook that gives an extra snug space to use too!

The kitchen has a vaulted ceiling and with the open access to the hallway it feels and looks massive. The double doors onto the garden give it good light. This is a space for cooking and conversation and with access to the outdoors so good for parties and entertaining.

You will not be disappointed upstairs. The three bedrooms all have lovely views and superb exposed beams that show just how this timber framed house was constructed. The history and character is on show in great proportions upstairs. The master bedroom has its own walk-in wardrobe and cupboard. There are two other bedrooms, one of which has its own built-in cupboard. The family bathroom has a bath with shower attached.
You will not be short of space, history or forget you are in the countryside in this property.

Exploring the Plot
'I love the private secluded garden, the birds that nest there and come and visit. In the mornings you can lie in bed in the morning sunshine and watch the birds hop down from the trees and take turns having a bath in the little stream.
Then have breakfast in the morning sun in the back garden. The sun lasts out the back all day long and over the years we've grown plenty of fruit and vegetables there.' The rear garden has a patio and footpath around the edge and towards the rear raised patio, which, as the owner says, 'Is a sun trap.'

There are a range of beautiful shrubs and trees. 'The garden is fenced and has a side gate access from the front. It feels secluded and very private.'
The single garage has two doors. 'The garage has been partitioned into two spaces. One space is accessed from the side door in the rear garden and the other from the front.'
This is garden has a cottage, countryside feel to it.

In the Area
'It is wonderful living just round the corner from wide open countryside, with beautiful quiet walks through fields full of wildlife. In the evenings I often see Barn owls and as the seasons change the Tawny Owls call to each other at night.'
