House For Sale £565,000
Nempnett Thrubwell, Blagdon, Bristol BS40

Description
Description Set in an incredible semi-rural position and boasting 360 panoramic views over the stunning local countryside, 'Touchstones' enjoys elevated views towards Blagdon Lake, the Wrington Vale and the Bristol Channel in the distance.

The property is approached via a gently sloping private driveway from which an electric five bar gate leads through to a further area of parking and a large double garage/workshop.

There is an enchanting west facing garden packed with an abundance of colourful perennials, ever greens, and established trees and plants. There is also a large raised sun terrace from which to soak in the incredible views and enjoy the afternoon and evening sun, and a pretty pond area.

Approaching the house to the rear, there is a second breakfast terrace, lawn and greenhouse and a wonderful open backdrop of fields and mature trees.

Entering the house into the reception hallway, there is a true sense of character and old-world charm, with a handcrafted wooden staircase rising to the first floor, polished wooden floorboards and attractive fireplace. Beyond the entrance hall is a versatile and adaptable room which was once an original bedroom of the property but now serves as a home office/study. Enjoying a lovely dual aspect, it features a wide range of bespoke solid oak furnishings including large desk, filing drawers, cupboards & adjustable shelves and features another handsome fireplace with wood burning stove.

The sitting room is sat central to the house and benefits from two west facing picture windows and the most incredible stone inglenook fireplace complete with a cast iron stove. Polished floorboards and an attractive arched recess add further charm and detail. The dining room sits adjacent to the living room and with its French doors to the rear garden and exposed timber beams gives a more formal dining opportunity for those who like to entertain.

As you might expect…. The kitchen is yet another fabulous room, warm from the ambient heat of its own gorgeous Aga it is fitted with a substantial range of farmhouse style units, has a handy separate utility room and even space for the breakfast table.

Completing the ground floor accommodation and unsurprisingly the room that our current vendors cherish, and spend most of their time in is the garden room. With wall-to-wall glass above a dwarf stone wall and terracotta tiled floor, there is more than a little Spanish influence on the room owing to the vendors many years holidaying in the Costas. Off the garden room is another handy walk-through store room and there is also a useful ground floor shower room.

On the first floor are the two double bedrooms and family bathroom. The first a pretty twin room with eaves storage and a glorious south aspect and the second a larger double room with fitted wardrobes, eaves storage, a superbly positioned skylight and views over the side garden.

Finally, the family bathroom has a slightly retro feel about it with its caramel-coloured suite and original fittings, and although very well presented it does offer buyers the perfect opportunity to put their very own stamp on this simply wonderful family home.

Outside, as previously mentioned, the property is blessed with beautiful gardens to the front rear and side, with exceptional views in all directions, there is space to cultivate a vegetable plot, a greenhouse, two separate terraces, an abundance of flora and fauna and the aforementioned double garage/workshop which is separately alarmed from the house.

Situation The hamlet of Nempnett Thrubwell lies in the heart of Chew Valley countryside near the village of Butcombe and within reach of both Blagdon and Winford. Both these villages have local facilities including shops, pubs and primary schooling. Nempnett Thrubwell is readily accessible to Bristol in the North and to the east, the Georgian city of Bath is a huge attraction. There is also good motorway and mainline railway access here and Bristol Airport with its low cost air schedule is also close by, but rarely within earshot.

Directions Heading towards Redhill on the A38 Bridgwater Road from the direction of Bristol, once you have passed Bristol Airport continue across the roundabout past the Airport Car Parking Zone. As the road dips turn left onto New Road (signposted Butcombe 2). Turn 1st right into Bristol Road and continue onto Yewtree Batch. Turn Right onto The Batch and then left onto Upper Green Lane (signposted Nempnett). Continue onto Butcombe Lane and at the T junction turn right onto W Town Lane where the property can be found on the left-hand side. (It's the first property after leaving Butcombe on the way to Chew Stoke)

our vendor says We fell in love with the area and when we saw the property, it was wow! It was a shambles but we could see the potential especially with the location and the views. We added two additional bedrooms and a bathroom in the loft space as well as updating the whole property. The garden is wonderful but is now becoming too much for us.

We have noticed One of the most amazing positions of any house I have seen for quite some time. This chocolate box cottage is packed with character and offers so much future potential for any buyer, private and yet not isolated with incredible views.... Bliss!
