House For Sale £1,170,000
Ivanhoe Road, Camberwell SE5

Description
Three bedroom bay-fronted Victorian terrace of 1091 square feet, with obvious potential for substantial extension. The house is currently delivered over two floors (with cellar and loft spaces) and it has an east-facing garden which extends over 42 feet. Permit-parking is available on-street for residents.

You’re pleasingly-positioned between three Fare Zone 2 stations: East Dulwich, Peckham Rye and Denmark Hill - walk 10 minutes for each. It’s a bit of a magic triangle in terms of connectivity! Buses are great from near here too.

It’s a lovely Camberwell/Peckham Rye borderland tree-lined street: You’re on high ground, right by Camberwell Grove Conservation Area and Lettsom Gardens. Bellenden Road, Grove Vale/Lordship Lane and Camberwell Church Street/Denmark Hill are your most local high street areas.

A neat front garden (with bike storage) sets you back from the pavement. In the front door and a traditional double-reception rests to your right. This extends over 25 feet and hosts a pair of pretty fireplaces, and stripped floors.

At the end of the hall - past the cellar door to your left, and a handy guest w.c. To your right - you’ll find a double-aspect kitchen/diner which extends over 16 feet. Another bay window provides a natural spot for casual to formal dining. The window above the big ceramic Butler sink looks out to the garden. A double-glazed back door from the kitchen gets you out here. The garden has a decked area near the house, then a generous lawn.

Up the stairs and from the half-landing you’ve got a double bedroom to garden views, and the property’s windowed shower room.

From the main landing, the master bedroom takes the width of the terrace - it’s over 15 feet by over 11 feet, and next door is the third bedroom - of over 11 feet by over 9 feet. Both have attractive feature fireplaces (and all three bedrooms have pale carpets).

You’re moments from Camberwell Grove Conservation Area here - with its beautiful Georgian, Edwardian and Victorian architecture. And London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf - via Canada Water - are all quickly reached, with multiple transport options close by.

Your local social hubs include Bellenden Road and Rye Lane (check out Artusi, Ganapati and The Begging Bowl on br, and Peckham Levels, Forza Wine and The Bussey Building on rl), Camberwell Church Street (in central Camberwell we like Theo's, Momo, The Camberwell Arms, Silk Road and The Hermits Cave) and Lordship Lane (for Franklins, The edt and William Rose, among other treats!).

For beans and suchlike, a large Sainsbury’s store is local on Dog Kennel Hill, or nip down to the M&S Food Hall - right by ed Station.

Deli-life has landed locally in Camberwell - check out Grove Lane Deli and Gladwell’s. The South London Gallery is also a short stroll away, as is Camberwell leisure centre at the foot of Camberwell Grove on Artichoke Place.

Also at the foot of Camberwell Grove is Butterfly Tennis Club, and Zen Yoga studio next door.

Lettsom Gardens is a top local secret space with woodland and allotments (get your key for a nominal yearly fee). Access it from a gate just up the road - on Grove Hill Road. Local larger Victorian parks include Ruskin Park, Warwick Gardens and Peckham Rye Park and Common's 113 acres.

The local school options in this ‘hood are excellent and include Lyndhurst, The Belham and Dog Kennel Hill primaries. The Villa Nursery & Pre-Preparatory School is also close on Lyndhurst Grove, and the Dulwich independent schools are but a short drive away.
