House For Sale £270,000
Saint Mary's Road, Smethwick, United Kingdom B67

Description
Property Ref: 10246

The house is traditional in appearance and in excellent condition, with period features like wooden flooring, fireplaces and architrave work throughout.

Downstairs, the first room on the left is a spacious and light lounge with a working fireplace. The view from the window is of the front of the house, which is shielded from the road by a large hedge, making it feel more private than most houses on the street.

The hall then leads to the dining room, which is large and has a view of the back garden, letting in a lot of light during the day. The fireplace has an exposed brickwork surround. We currently have a sofa, piano and dining table in it to give you an idea of its size.

From the dining room you are led to the kitchen which is light and well appointed. It has a gas hob, oven, under cupboard lighting and a heated towel rail. The kitchen work surface is black granite in appearance and in good condition, as are the cupboards and sink. There is plenty of room for a washing machine, fridge/freezer and other appliances (we have all of these in the kitchen currently). The window looks out to the garden and always lets in a lot of natural light.

From the dining room you can take the stairs up to the first room on the right, which is currently an office but has been used as a second bedroom in the past. This room is at the front of the house and is the largest. It has rich dark wooden flooring (as does the rest of the house), and is very spacious with high ceilings.

The next room from the landing on the left is the rear bedroom, which overlooks the garden and has a cosy feel to it. It currently has a double bed, cupboard, chest of drawers, and has space to spare. This is the smaller of the two upstairs rooms.

The bathroom is the last room at the back of the house and very light and in good condition. It has a bath, shower (with always good water pressure) and all the other things you'd expect (toilet, basin, mirror, shelves).

Outside, there is a lovely wildlife garden with raised decking, perfect for BBQs in the summer. There are also three outhouse buildings which are used for storage currently. We have considered extending the kitchen out using these buildings, which would add a lot of space.

Other things about the house worth noting:
- Ferroli combi boiler: Never fails to heat the place up, as well as deliver a nice hot bath.
- Attic: Easily accessible with drop down ladders from landing. There is plenty of space up here, so can be used for storage, or a conversion to an attic room.

Bearwood as a Place to Live:
We've loved living here. It strikes the balance between city living and feeling like you have a bit of the countryside near by. Bearwood high street is a 30 second walk away;10mins drive/bus to Harborne; 15mins to Birmingham University and Queen Marys Hospital; 10mins to the city centre. It's a busy and vibrant high street with good shops, including an Aldi, and some great independent pubs and cafes.

St Marys road is one of the more sought after roads in Bearwood. It has a nice community feel to it, with community groups for nature conservation, dog walking and running. If the development of the High Street and general area continues, you could quite easily see how Bearwood could become a Harborne 2.0 in the not too distant future.

We'd be happy to answer any questions you might have about the place and look forward to having you come and have a look around...
