“We were looking for a house with plenty of ground floor and outside space, and Round House fitted the brief perfectly” the owners say. “Within the original part of the Grade II listed house is a large octagonal room with a central fireplace. An octagonal shape is traditional for a toll house such as this. This room provides a unique space for everyday life and entertaining, and with its high ceilings feels wonderfully light and airy.”

“It is also lovely to be able to feel the sense of history in the building, ” the owners continue. “The older half of the house – which was extended in the 1980s to provide additional bedrooms and living accommodation – is the former toll house to the Wimpole Hall estate. We have taken great care to restore and repair the fabric of the building using traditional materials, from its Georgian cast iron windows to its clunch (chalky limestone) walls; if the house could be described as a living, breathing thing, it definitely feels a lot happier after all the tlc we have given it! Meanwhile, the newer half has also been renovated, our favourite part being the music room with its oak flooring providing an ideal space for our baby grand piano. Having lived here as ‘caretakers’ of this historic building for more than 23 years, it has been a privilege restoring and adapting the building to suit us, so it really feels like our perfect home.”

Outside, the generous gardens serve as an extension of the house itself. “At around a third of an acre, the garden was a blank canvas when we first moved here, ” the owners say. “The garden has a framework of box hedges complemented by lawned areas, herbaceous borders, shrubs and roses. There are lovely places to sit and relax and a summer house to enjoy. Having so much outdoor space, we have been able to host countless memorable garden parties here, too.”

“Beyond our own garden, we have many footpaths as well as the whole of Wimpole grounds on our doorstep, ” the owners continue. “The house is set on the corner of the estate well away from the hustle and bustle of the main hall. Also, being on a hill, we benefit from wonderful views, which is rare amidst the flat landscape of Cambridgeshire! It is nice and private here too, although the house remains within easy reach of nearby villages for shops and excellent local schools such as Comberton and Bassingbourn Village Colleges. The historic city of Cambridge is just a short drive away, while trains from nearby Royston or St Neots take you into London with ease.”

Local information

Round House lies approx. 7 miles north of Royston on the old Roman Road “Ermine Street” mid-way between the villages of Arrington and Longstowe. There are independent shops and amenities in nearby villages as well as a variety of pubs and restaurants. Cambourne and the market town of Royston both provide supermarkets and additional shops, bars and restaurants. The historic city of Cambridge provides world-class heritage and culture facilities less than 10 miles away. For the more active there are popular leisure centres offering gym, pool and fitness classes and sports facilities at Royston or Bourn Golf Clubs or the Cambridge Belfry Spa Hotel at Cambourne.

Transport

Round House is within easy reach of the A1(M), A14 and the M11 with their links into London and the wider national road network. Nearby, Royston and St Neots both have a mainline station which offer fast train services into London from about 40 minutes.
