Description
Located in the very heart of this highly sought after and well served village, Crown House is one of the high street’s signature homes. The renowned Kimbolton School is within walking distance alongside a variety of services.

A solid wood door with decorative fan light above opens onto the entrance hall. The entrance hall has been finished with reclaimed oak flooring. The drawing room is accessed via double doors and boasts three sash windows and a splendid brick fireplace with a solid oak mantle and stone hearth.

The heart of this home is its open plan kitchen living dining room; a versatile space ideal for entertaining and daily life and is rarely found in a period town house. Seller Insight

Dating back to the 16th century, Crown House is a beautiful and very spacious Grade II listed townhouse that occupies an enviable location in the heart of Kimbolton, just a stone’s throw from the highly sought-after Kimbolton School. “We’ve owned the property for almost twenty years now, and for me the initial attraction was definitely the size of the house, ” says the owner. “Having three children, two of whom were at the Kimbolton School and the little one at Overhills Primary, it meant there was plenty of room for us to have our own space but also be together. I was also very taken with the location, which is really quite unique. The high street is very special and particularly pretty with all the coloured houses, and Crown House is probably one of the largest. We benefit from not only having a fabulous school on the doorstep but also a wide range of little shops, including a butcher, bakers, coffee shops, a gorgeous flower shop and a well-stocked Budgens – we even have a shop in the front of the house should someone wish to use it as such; I currently use it as my workshop.”

“The house was definitely in need of cosmetic renovation when we bought it, so we gutted the 1960s-style decor and opened up the layout. Initially we replaced all the bathrooms and completely rewired the property and paved the garden, but over subsequent years we’ve also installed a new kitchen, new floors, new windows, new roof lights, new bi-fold doors onto the garden, decorated throughout and installed a new pellet boiler. We’ve made it much more conducive to modern living, but it still retains features such as the exposed beams and timbers that give a nice little nod to its history.”

“Outside, the garden is completely enclosed, so it’s secluded and very secure. Whilst sitting out there you’re never aware of being on a high street as it is so quiet, and it attracts lots of wildlife, particularly birds. It’s been designed to be very low maintenance so it’s completely paved, but we’ve added lots of pots that create colour and interest all year round. It’s also a bit of a suntrap; during the summer we enjoy sun all day until about 7pm when it drops behind the house.”

“The hub of the home is the kitchen, hence we opened it up to be inclusive of the TV room and one of the dining areas. However, there is a front sitting room and a snug, which are both nice spaces to retreat to for a bit of peace and quiet.”

“Kimbolton is a wonderful place with so much history, but most importantly it’s a community. We have a superb array of shops and amenities on our doorstep, and two local pubs close by – we’ve had many a wonderful night in one of the hostelries, then slowly walked home! There are also some beautiful walks all around to the folly and lake opposite the school, and to the nearby villages of Pertenhall and Tilbrook through the back fields. We’re also just a twenty-minute drive from Rushden Lakes, forty minutes from Cambridge and Stansted Airport is under an hour away now that the new A14 is open.”

“One of the biggest attractions for families is without doubt the school, and having had two children there, the location of this house could not have been better. If I had to work late, I knew they were able to get home safely, and if there was a school trip we could walk to the coach, maybe even at midnight for a drop off or pick up, which was very convenient.”

“To conclude, we will never leave Kimbolton but we do feel it’s time to downsize, ” says the owner. “This wonderful house has been home to my children and I for twenty years and we have enjoyed every minute of it. However, as they leave the nest, we feel a new family is needed to fill these rooms.

Local information

Although one of the smallest towns in Cambridgeshire, Kimbolton was a very important market town during the medieval period and is probably most famous for its association with Katherine of Aragon who was imprisoned at Kimbolton Castle. Kimbolton is a quaint and charming place set in a rich wooded valley through which the River Kym runs. Its broad High Street is noted as one of the loveliest in England; dominated at one end by the Palladian castle/mansion of the Dukes of Manchester and at the other by the spire of the 13th century Parish Church of St Andrew. The town's wide High Street (originally the market place) boasts over 80 listed buildings. Now designated as a conservation area, it retains much of its original historical character. East Street, which runs parallel to the High Street, is also lined with many attractive older buildings.

Transport

Kimbolton has easy road access to the A1, A14 and A6 providing links into the national motorway network. St Neots, approx. 8 miles away, has a mainline train station which offers fast commuter train services into London in about 40 minutes.

Schools

Kimbolton has its own primary school and secondary schools are in St Neots, Bedford and Raunds. The renowned independent school, Kimbolton School, is close by and offers co-ed schooling from age 4 to 18.
