Notes of interest:

Before development commences, whoever acquires the plot have to submit design & delivery related information to Bristol City Council for approval before commencing development.

The below is some examples of conditions that have to be adhered to ( A full list is available )
The purchaser will be:

*Required to adhere to the working hours, delivery restrictions, work practises and legislative requirements as per the construction management plan.
*Responsible for any changes to planning.
*Responsible for obtaining confirmation of building regulations and discharge of plot specific planning conditions.
*Responsible for securing cil relief for the plots at their own risk ( as the plots are self build they qualify for relief from cil if the self-builders meet the relevant criteria - it will be incumbent on the plot purchaser to submit th relevant forms to Bristol City Council ).
*Liable for any damage to the infrastructure within the site or damage to highways and associated infrastructure arising from them or their contractors.
*Responsible for the storage of materials within the curtilage of their plot.
*Responsible to build boundaries to approved specification and landscape.

The terraced plots, 107-110, will need to be constructed concurrently to avoid any construction issues that could arise with a partially built terrace. The same would apply to the semi detached plots - 105 & 106.

A service charge is payable for the site wide management company - Estimated £249 per annum.

The house type designs that have been approved on the plots as part of the planning consent(s) remain the property of Curo Homes and therefore any potential buyer will have to secure approval from Bristol City Council for their own designs.

Curo Homes will deliver roads and sewers to boundaries.

Siting of the dwellings have been approved under Reserved Matters approval reference: 19/03663/X. There are a number of conditions to discharge on this reference.
