House For Sale £2,500,000
Artesian Road, London W2

Description
This beautifully renovated two-bedroom townhouse lies just off the quiet intersection of Artesian Road and Ledbury Road in the heart of Westbourne Grove, one of London’s most desirable locations. It has undergone a complete aesthetic and spatial transformation under the eyes of the current owners, successfully blending open, communal spaces with intimate zones while introducing a rich palette of interacting materials from Dinesen douglas fir to polished concrete and pigmented micro-cement.

The Tour

Entry from the street is to an open-plan kitchen and dining space. A dipped section of ceiling creates a window wall and archway, offering a sense of separation between the kitchen and entrance hall while allowing light to penetrate deep into the plan from the generous glazing of the former shopfront windows. Further natural light comes from clerestory windows at the rear and a roof light over a study space beyond the dining area. The kitchen wonderfully combines bespoke birch ply cabinetry, terrazzo worktops and a copper wall; polished concrete with underfloor heating extends across the level.

One of the great features of the house is its spiral staircase, constructed in limed Dinesen douglas fir with an elegantly recessed handrail of the same material, but in natural form. At the first floor level, this whitened fir continues in long, wide floorboards. The room is entirely open with a sash window at the front and French windows at the back, forming a Juliette balcony with views across verdant neighbouring gardens.

The second and third floors are given to the two bedrooms. The first of these is a good-sized double bedroom, where douglas fir floorboards have also been left with their warm natural tone, and a second Juliette balcony offers similar, though more elevated, views of the garden scene. An en suite shower room is concealed by pivoting plywood shutters within a wall of birch ply joinery. Pink micro-cement clads the interior and is paired with antique brass fixtures and a cast-concrete sink. A WC is hidden in the corner.

The principal bedroom is located on the upper level. Here, within the voluminous eaves, intimacy has been sought, with cork floors providing comfort underfoot and a miniature log burner offering winter warmth from one corner. Birch ply is used for the custom cabinetry and for bi-fold doors toward the front of the house, which open to reveal a Corian bath with a brass panel surround. A separate door along the same aspect gives access to a WC. Natural light comes from both aspects and from a roof light overhead.

The Area

This area, just north of Westbourne Grove, is one of west London’s most desirable destinations, celebrated for its restaurants, cafes and boutiques. On the doorstep are Franklin’s Wine, Sally Clarke Bakery, Provenance Butcher and The Notting Hill Fish and Meat Shop. The immediate area has many excellent restaurants, such as the three Michelin-starred Core by Clare Smyth and Ottolenghi. Further bars, restaurants and pubs can be found throughout Notting Hill, as can The Electric Cinema and the popular Notting Hill Arts Club.

The green open spaces of Kensington Gardens are a short walk away.

Notting Hill Gate (Central Line) and Bayswater (District and Circle Lines) are close by, and Royal Oak (Circle and Hammersmith and City Lines) is a few minutes’ walk. The Westway provides an easy route out of the city by road for swift access to Heathrow Airport and the south-west.
