House For Sale £2,750,000
Brenchley, Tonbridge, Kent TN12

Description
An exceptional period village house with an adjoining cottage and fine walled garden.

Description
With its impressive entrance portico and front door with fanlight, English bonded brick elevations, hip slate roofs and brick stacks, this substantial and striking village house probably dates from the late eighteenth century.

Old Broad Oak has been the wonderful home for the same family since 1961 and is situated on a fine corner plot, just up from the High Street in the heart of this pretty village. The property is Grade II Listed and the charming character accommodation is unspoilt and offers great potential.

The principal rooms are arranged over two floors, also a substantial naturally-lit lower ground floor semi-basement which would have originally contained the kitchen, with access directly out to the garden and the pool area. The entrance hall and key entertaining rooms are of particular note, with good proportions and ceiling heights, along with period features including coving, impressive open fireplaces and tall sash, multi-paned windows.

Outside, to the rear there is a beautiful walled garden of considerable size, which is divided into three sections. The far end comprises a working fruit and vegetable garden with a greenhouse, then in the middle there is a small orchard which in turn opens to the formal lawn garden. This has extensive planting with an outlook and access from some of the key rooms in the house. A mature cherry tree sits in the middle, entwined with a canopy of roses, providing a wonderful shady spot during the full heat of summer. Arched, wrought iron gateways from here lead to a less formal side garden, with an area of woodland and a pond, together with a further area of lawn, next to a sizeable swimming pool (complete with electric cover and integrated, shallow baby end). This area is fenced and gated, with a pool house to one end, which is an integral part of the substantial detached garage block, which has an electric double up and over door out to its own separate driveway, leading onto Broad Oak. The attached cottage has its own small outside area, with steps up into the vegetable garden.
