House For Sale £850,000
London Road, Canterbury, Kent CT2

Description
Just a five minute walk from Canterbury West station and with a surprisingly large but easy-to-manage garden, this beautifully renovated Grade II Listed townhouse, overlooking the grounds of the historic St Dunstan's church, is an absolute delight. Although the property has been updated to provide everything needed for modern day living it still has some delightful period features such as sash windows with inner secondary sash windows, high coved ceilings, picture rails, reclaimed radiators, fireplaces and a Georgian staircase. The welcoming hall includes Amtico herringbone tiled flooring and leads to a large third bedroom/study with floor to ceiling bookshelves and an impressive fireplace as well as a cloakroom and a charming snug/bedroom 4 with a fascinating raised shutter over the window. The ‘piece de resistance' is the dual aspect kitchen/dining areas on the lower ground floor. No expense has been spared in creating this stunning contemporary room that will delight anyone who enjoys cooking and entertaining. The beautiful kitchen includes French stone tiles and inset ceiling lights, a large central island with curved end units, an induction hob and integrated fridge and freezer and a raft of units around the walls housing a double oven and a dishwasher, while still leaving plenty of space for a large table and chairs. There is also a large, walk-in larder as well as an original grill outside the front window and French doors to external steps up to the garden, a cloakroom, utility room and a broom cupboard. On the first floor you will find a delightful light and bright sitting room with a cast iron fireplace and marble surround as well as a double bedroom with an equally charming fireplace. While on the second floor there is a vast and very impressive bathroom with a black coated, stand-alone bath and a separate shower as well as the first bedroom with a wall of fitted wardrobes and views across the tops of the trees. The large, private garden includes a patio for outdoor entertaining and a large lawn with shrub borders. There is nearby residents parking but the owners currently rent a garage at the end of the garden, so this could continue to be available, subject to negotiation with the owner.

What the Owner says:
We bought this house in 2015 as we fell in love with the character of the property although it needed a complete restoration. We had it completely renovated from top to bottom and eventually moved in nearly six years ago. It is now a superb family home and we shall be sorry to leave but new business commitments mean we need to move.

We love the location and the fact that it is only a five minute walk to the station and the centre of the city. Canterbury is such a beautiful place with its historic buildings coupled to its shopping facilities as well as wonderful restaurants, pubs and cafes. It also has excellent state and private schools including grammar schools as well as three universities. There is the Kent cricket ground and other sports facilities for sporting fans. You can be in London within an hour using the high speed train and it is not far to Dover and Folkestone for trips to the Continent or the beaches at Whitstable, Herne Bay and Thanet
