House For Sale £1,250,000
Nuthampstead, Royston, Hertfordshire SG8

Description
Extensively modernised, charming character home in the tranquil hamlet of Nuthampstead, adjoining and overlooking open countryside.

Description
This substantial period home has been the subject of an extensive restoration project over the past few years. The current owners worked closely with the conservation officers at North Herts Council to ensure the character of the home was retained whilst carefully updating it to provide the convenience of modern systems. These included replacing all of the windows with double glazed heritage approved ones, installing new electrical and plumbing and drainage systems, underfloor heating throughout the ground floor. The thatch was refurbished in 2018.

The property boasts superb views over open farmland to the front over the 2.26 acre paddock, included in the sale, which is opposite.

On the ground floor the entrance is to the east side of the house leading into hall which gives access to the study, guest shower room/cloakroom and a boiler / boot room.

The principal reception room is semi-vaulted and features a large inglenook fireplace with an open grate. This leads through to the open plan kitchen / dining room with a door to the gardens and also to the utility room and additional guest bathroom. The kitchen is dual aspect and has a range of custom designed wall and base units with contrasting white topped work surfaces, island unit and integrated appliances including a range style cooker.

There are two staircases to the first floor, one giving access to two bedrooms and a bathroom, and the other to the remaining two bedrooms.

Many of the rooms enjoy a scenic open aspect over the undulating local countryside and the paddock across the lane. On the outside, a driveway to the side of the house provides parking for several cars and leads to a detached semi open cart lodge.

The patio wraps around the rear of the house with a sunken dining area just off the kitchen. The gardens themselves are mainly laid to lawn. The additional paddock is enclosed mainly by post and rail fences and has a gate from the road. There is a disused stable block.
