Description
Kingsmuir House is a substantial property dating back to 1855 when it was built for Robert Romanes of the Edinburgh drapery firm Romanes & Paterson – tartan makers to Queen Victoria. The house was extended over the years in both 1863 and 1900 and occupies an elevated plot overlooking the town and surrounding countryside. The house has been refurbished and upgraded in recent years and has wonderful accommodation with period features throughout. On the ground floor are large reception rooms along with a spacious family kitchen, and on the first floor there are generous bedrooms with views over the garden and modern en suites to each bedroom.

The entrance to the house is on the east side of the property where there is a covered porch and entrance into a tiled vestibule. Beyond and through a partially glazed door is a wide hallway with staircase to the first floor and a guest cloakroom. The drawing room is situated on the south and east side of the house and has a large bay window and French doors to the garden. To one end is a magnificent open fireplace with marble surround, which provides warmth in the winter months. The formal dining room is situated across the hallway and for more informal dining there is space in the kitchen. The kitchen area is slightly raised and is a sociable space being open plan to the rest of the room where there is space for a dining table and seating area in front of the gas fire. The kitchen has granite work tops and appliances which include a Bertazzoni range cooker with extractor fan above, LG fridge freezer, a Quooker tap and a dishwasher. A fully fitted utility room sits adjacent to the kitchen as does the cellar which houses the boiler. The main part of the ground floor accommodation is completed with a spacious family room / Home Office

A grand staircase rises from the ground floor and splits at a half landing. To the front of the house is the principal bedroom with bay window overlooking Victoria Park. The room has an impressive fireplace with mahogany surround and there is a dressing room with bath and wardrobes as well as a separate room with toilet and shower. There are a further two bedrooms on the east side of the house, both of which have modern en suite shower rooms.

The other half of the first floor has two bedroom suites, both of which have a sitting room, bedroom and contemporary bathroom. These rooms currently act as lettable B&B rooms but would also make wonderful guest or children’s rooms with space for a playroom / dressing room as well. All of the bedrooms have different outlooks over the surrounding gardens and countryside. Centrally located on the first floor is a large linen store.

Annexe
The ground floor annexe has a separate entrance on the west side of the house as well as an internal door to the main hallway. There is a fully fitted kitchen as well as a spacious sitting room with access via the French doors to the east and garden and a bay window. A bedroom with fully fitted wardrobes, French doors to the south garden and adjacent bathroom with bath and shower.

Gardens
The gardens surrounding Kingsmuir House extend to about 0.88 acres. There is a sweeping drive up to the property and plenty of space for parking as well as a turning circle. Spacious lawns enclosed by a stone wall surround the house and they are bordered by colourful flower beds and mature trees. Off the drawing room is a large patio, perfect for outdoor dining and entertaining. There is a large summer house at the top of the lawn which overlooks the main garden.

A second garden is located on the west side of the house and catches the evening sun. There is a second summer house here along with a terrace, lawn, garden shed and driveway. This can act as a private outdoor space for the annexe or be utilised as part of the wider garden being accessed from both the kitchen and garden gate.
