Woodlane Crescent, Falmouth, Cornwall TR11

Description
Substantial period town house in the Centre of Falmouth with sea views, separate two bedroom cottage, one bedroom garden flat, large garden and parking.

Description
4 Woodlane Crescent is a beautiful period town house, built in 1860, with many original features offering flexible accommodation for either a family or multi-generational living, or if preferred a second stream of income from renting the charming two-bedroom cottage & garden flat. The property is not listed but lies in a conservation area.

As soon as you enter the property its grandeur and size are evident with a broad entrance hall off which are the two impressive reception rooms, kitchen, stairs to first floor and stairs down to the basement.

The main drawing room is beautifully proportioned, floor to ceiling sash windows with working shutters overlook the front garden and communal gardens beyond. There is an open fire with original marble surround and cast-iron grate and a pair of grand glazed double doors lead through to the dining room; another lovely room with original fireplace and window with shutters looking out to the rear garden.

At the rear of the property on this floor is the kitchen. This has recently been modernised to include a good range of kitchen units with marble effect composite worktops and integrated double oven, dishwasher, fridge and freezer and door out to the garden.

On the first floor is the principal bedroom with en suite bathroom and impressive floor to ceiling window looking out to sea. A guest suite with en suite shower room overlooking the rear garden and a further bedroom, currently being used as a study with sea views. On this floor there is also a separate wc and laundry room with built-in storage and space for washing machine and tumble dryer.

On the second floor are a further two double bedrooms both with wonderful views across to Pendennis Castle, Gyllyngvase beach and the sea beyond, a family bathroom and large walk-in attic storage room.

The basement can be accessed via its own front door from the front garden or internally. The current layout is a galley kitchen with space for cooker and fridge, and a good-sized reception room with window seat. Off this reception room is the double bedroom and shower room.

Cottage- This charming cottage with its own front door is accessed from Florence Terrace. On the ground floor is a small entrance lobby that leads into the sitting room off which is the bathroom and kitchen.

The kitchen is a good size with a good range of kitchen units to include an integrated single oven and four ring hob and space for fridge/freezer, washing machine and dishwasher. From the kitchen is a door to the staircase leading up to two really good-sized double bedrooms.

Exterior and Garaging- The rear garden is mainly laid to lawn with raised flower beds to one side with mature planting to include a magnolia grandiflora, apple and pear tree. There is a path with sensor lighting that winds through the lawn up to the rear top terrace adjacent to the very charming detached garage/summer house. The path continues on around the side of the garage to the rear gate that leads out onto Florence Terrace.

The garage is accessed off Florence Terrace with double wooden doors that open into a large double garage with plenty of space for parking and storage. The rear of the garage has French doors opening out onto the south facing top garden terrace.
