The property
We are proud to market this secluded five bedroom detached, one off, Grade II listed house steeped in history with far reaching countryside views which are simply amazing, no onward chain, two reception rooms, a bespoke solid oak kitchen, two bathrooms, an outbuilding, potential to add an annexe STPP, a double garage and off street parking for several vehicles located in the sought after historic village of Lavenham close to the towns of Sudbury and Colchester.

We are informed by the vendor that Bears Lane is so called, as there was a Bear Pit in Medieval times. Furthermore, the father of Jane Taylor who wrote Twinkle Twinkle Little Star, etched a picture where there was a Post Mill just behind the garage where the Observation Post is.

The property is accessed via a light and airy garden room complete with glass roof. Immediately to the right is the double aspect bespoke solid oak kitchen/breakfast room with its beamed ceilings, maple flooring, wooden storage units, space for an electric cooker and a built-in dishwasher. Adjoining the kitchen is an ever useful utility room complete with sink, more storage and the oil boiler.

The large double aspect reception room has a raised bay window and feature fireplace complete with wood burner, it is the perfect place to relax or entertain friends and family.

Just behind the garden room is a further reception room/snug with space for an aga, maple flooring, high beamed ceilings and storage unit. Behind this room is the first bathroom with a walk-in shower cubicle, toilet and sink.

To the left of the garden room is an ornate dining room with tiled flooring, beamed ceilings and an Inglenook fire place complete with another wood burner. Finally on the ground floor is the first of five double bedrooms with fitted storage and pleasant views over the sunny garden.

There are two staircases at Mill Cottage. The first one serves two double bedrooms which are immediately over the dining room and ground floor bedroom. The second serves two other double bedrooms and a bathroom which are over the main reception room and kitchen. Three of the bedrooms have fitted wardrobes.

Whether one is inside or outside, this property offers unrivalled countryside views both at the back and the front. It is something that the current owners have enjoyed for years (they have been at the property nearly 26 years) and will find very difficult not to have once they move to their next property. One more anecdote to note, the current owners bought the property in 1996 but didn't occupy until 2000 as they were making vast changes namely building on the new part of the house.

Outside the garden is beautifully presented with its shrubs, plants, well (the thatched well is 25 ft deep, has a metal grid for safety and has water in it) and mature trees. It is ideal for garden lovers who want to grow their own produce. It has many facets to it and is the perfect place to sit and relax, contemplate life and soak in the above mentioned far reaching views. We are advised by the vendor that there would be a possibility to build an annexe in the garden (STPP). There is an outbuilding currently used as a storage shed which is wood cladded and has electric connection, but it could easily be turned into an office if so desired. The double garage has an electric up and over door as well as light and electric connection and will house two good size cars and the driveway several vehicles.

Other beneficial features of the house are as follows:
The house is ready to be moved in and has been an ongoing project since 1996 when the present owners took occupation. The house is fully double glazed in hard wood. There is an electric point at the front of the house which is used for the pump of the pond. The property could possibly be divided into two for a family member (STPP).
