Building an eco house has never been easier — what was once a niche within the homebuilding sector has now become the focus of many new builds, especially for self builders.

So what exactly is an eco house?

Of all the terms used, 'eco' is the most generic. It doesn't refer to a particular style of build, or a narrowed focus other than a project that mitigates its effect on the environment. However, many terms have become interchangeable as the green homes industry has grown, from 'sustainable' to 'renewable', 'energy efficient' to 'low carbon'.

An eco house could refer to a construction process that has low emissions, or that the self build itself uses minimal energy to run when its finally inhabited. It could refer to materials that are sustainable, or that the effects on the surrounding environment are mitigated.

Owning your own woodland, provides endless possibilities with bushcraft, wild camping, forestry and survival skills. You can learn how to light a fire, how to collect drinkable water and how to build a shelter.

If you own a woodland you don't need anyone's permission to camp there; whilst you can't set up a commercial campsite or stay permanently there's no problem with staying over for 28 nights in the year. Wild camping like this means you need to bring your own water supply and cook over a campfire. A range of forest buildings can be erected without normal planning permission. This includes the erection, extension or alteration of a forestry building, such as a tool shed, store, office or shelter, or putting in a “private way” (access track).

Planning controls over forestry are fairly simple on the face of it. Planning permission is not required for forestry work (except where there is a Tree Preservation Order) and may not be needed for buildings or uses of land necessary for forestry.

However, planning permission is always required for non-forestry uses of land, buildings or any other form of development.
