House For Sale £1,950,000
Upper Brockley Road, Brockley SE4

Description
Sensitively-refurbished substantial semi-detached Victorian townhouse within Brockley Conservation Area, with four bedrooms and three bathrooms - over four full floors and 1986 square feet.

Yours also to enjoy is a lawned sunny south-east facing garden of over 70 feet, and beyond this (and included in the sale): A separate plot onto the mews behind the house, which is currently used as off-street parking. This is held on a separate title and is one of the only plots which hasn’t yet been developed.

Parking is unrestricted on the street and you’re just five minutes by foot from Brockley Station - for Fare Zone 2 regular and Overground services.

The house is fronted by a deep front garden. Your front door is at raised ground floor level. You open into an impressive high-ceilinged hall. Turn left and left again for the formal twin-sashed front reception, of over 16 feet by over 11 feet, with designer paint to the walls, and an opened-up fireplace. The first reception is open to the second - of over 11 feet each way. Both rooms enjoy dreamy original box and shutter work to their respective windows. The floor is finalised with a beautifully-appointed windowed shower room.

Down the stairs and you’ve got a big bedroom to the front of the building - of over 16 feet by over 11 feet. Welcome features include two sash windows and an en suite shower room.

Next you’ve got your kitchen - of over 11 feet each way, with reclaimed rustic double doors (plus a friendly guest-friendly opening) onto the delightful dining room - a recent extension to the original footprint of the house.

The dining room is an artful and architecturally-treated extension, with two sets of industrial-style Crittall double-doors onto the large garden. Further tasteful decisions here are the timber-clad rear wall and the huge roof light. A guest lavatory, a handy back door to the side of the house, and built-in storage complete the floor.

Moving up to the first floor, you’ve got two roomy double bedrooms. The front room (currently set up as an additional reception/TV room, with opened-up working fireplace) is over 17 feet by 12 feet. The rear bedroom is over 11 feet each way, with verdant vistas.

Up again and you’ll find a glorious master suite (instead of the usual two bedrooms you'd expect to find). The large bedroom area hosts a free-standing bath tub by an exposed-brick feature wall, then you’ve got a shower area - which rolls through to a dressing area, with custom-built closets and shelving. An independent w.c. Is accessed from the landing. Access useful loft space here too (for storage).

This is a super spot to utilise the centres of Brockley, New Cross, Deptford and Greenwich. Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle. You’re also close to Goldsmiths University and it's cool contemporary art gallery (Goldsmiths cca).

In SE4 we particularly like Brockley’s glorious Saturday market on Lewisham Way, Browns of Brockley for coffee, The Orchard (get the steak), Joyce, Brickfields and The Brockley Brewery. The Rovoli Ballroom is a local icon which pops up in music videos and movies a great deal.

Local green spaces are very easily happened upon. We like Hilly Fields lots (and Ladywell Fields just beyond), Peckham Rye Park and Common, and Greenwich Park of course. Telegraph Hill has its pretty Victorian parks too - and there’s another Saturday market to enjoy.

Deptford High Street is a good spot, with Deptford Market Yard offering a wonderful European vibe for socialising of an evening, and many good restaurants - including Marcella and The Tapas Room.
