Description

Location

Polruan lies on the east bank of the river Fowey, just inside the entrance to Fowey harbour. The village has its own general stores, sub post office, tea rooms, two public houses and a long established boat building and repair yard. The village is connected to Fowey, which has a wider range of small shops and businesses catering for most day to day needs, by a regular passenger ferry. The immediate area is surrounded by many miles of wonderful coast and countryside, much of which is in the ownership of the National Trust.

Once away from the immediate local lanes, there are good road connections to the motorway system via the A38/A30. Railway connections (London Paddington) can be made at a number of local stations (Par, Liskeard & Lostwithiel).

West Street is steep in history and enjoys panoramic views over the estuary and on to Fowey. At the far end of West Street is The Blockhouse which was built in 1457, it is one of the earliest ever recorded. The purpose of the blockhouse was to raise a chain between Polruan and Fowey to stop ships entering the estuary in times of danger.

The Property

A charming and totally delightful one bedroom, mid terrace traditional fisherman's cottage. Thought to be built in the 1850's this cottage was originally a one up, one down which has since been extended.

Entering the property from West Street you turn your back on fantastic views over the Fowey estuary. These can be enjoyed from the sitting room window and you'd be tempted never to shut the front door!

Once in, this quaint and surprisingly light cottage is kept warm and cosy by the wood burning stove which provides a lovely focal point to the room. A cupboard situated under the stair provides useful storage. Stairs rise up to the first floor and a door leads into the kitchen/dining room located at the rear of the property.

A newly fitted modern, white shaker styled kitchen provides ample storage units and work top and includes an integral electric oven, hob, extractor fan, fridge and one and a half sink. There is space for a table and chairs. A door leads out to a small courtyard with two stores providing useful external storage for a washing machine and water paraphernalia.

Stairs rise up to a landing with a door leading into a recently fitted shower room with WC, Shower cubicle, sink and heated towel rail. An airing cupboard houses the hot water tank and shelving.

The double bedroom has built in storage cupboards, room for a standalone wardrobe and enjoys the most incredible estuary views across to Fowey.

A further steep staircase rises to the mezzaine which is currently used as an office, it could a snug or provide extra storage. Velux windows provide plenty of light and a cupboard again provides storage.
