House For Sale £400,000
Edward Road, Arnos Vale, Bristol BS4

Description
"Edward Road, what can I say! It’s huge, it’s bright & airy for an oldie (1910) and it’s in the best location (yeah I am biased). Fully renovated in 2014 and loved ever since, culminating in a new roof and some serious painting in 2019/2020. The house stands out and so it should, it’s bloomin gorgeous and I have absolutely adored living here.

Surrounded by 3 cemeteries one being the amazing Arnos Vale – pilates, coffee & cake, movie nights and wildlife walks. St Mary Redcliffe’s cemetery is at the bottom of the garden so no chance of being overlooked by anything other than birds. There’s a residents parking zone so no road wars here and you are moving into a wonderful community – street bbq’s, Christmas candle carols, art trails to name a few little treats that are instore. I have made life-long friends in Edward Road and i’ll miss the sounds of the kids playing outside being that it’s a cul-de-sac and the dog walks on the doorstep but I move on safe in the knowledge that whoever moves in will love both the house and the community."

Edward Road is hidden gem of a road nestled between Totterdown, Knowle and Brislington in the wonderful area of Arnos Vale. An area of Bristol containing beautiful period properties, new landmark developments, green spaces and a cool vibe of a community with the added bonus of graffiti trails. The nearby parks lend this location a particularly green feel with the property backing on to the pretty St Mary Redcliffe Cemetery and across the road is Arnos Vale Park and Arnos Court Park. The beautiful inner-city green spaces of Perrett’s Park, Victoria Park and Sparke Evans Park are all also within walking distance. Within the Paintworks there is the ever popular Bocabar serving some of the best pizzas in Bristol and the area has regular pop up food vans to cater for lunchtimes. This area thrives from its proximity to several popular areas of Bristol like Totterdown and Brislington but with hassle free parking and a quiet location, just a short walk up the hill are the popular independent shops and eateries, such as the award-winning Farrows Fish and Chips. Arnos Vale Victorian Cemetery and woodland are also home to a cafe and a programme of events including pop-up cinemas, theatres, tours and classes. The area is ideal for commuters, in walking distance to Bristol City Centre, Temple Meads Train Station, and with bus links direct to Bath just outside the door.

The house is an unusually larger than the average terrace house in the area, situated at the end of a pretty terrace meaning more windows bringing in plenty of light. On entering the property there is a exceptionally wide reception room to the right with a log burning stove, wooden floors and original cornicing, the room has two windows, one which is a bay window offering plenty of light into this bright room. There is a dining room in the middle of the house and to the rear is a galley kitchen and shower room. There is also a lean to at the side, perfect as a room to store the washing machine. Upstairs there is a large master bedroom spanning the width of the house, a second double bedroom and a stylish bathroom with free-standing bath and separate shower room. The rear garden is deceptively spacious with plenty of space for a table and chairs for a summer BBQ.
