The Building

Hopewell Yard was creatively redesigned by David Quigley. Unapologetically postmodernist in style, the decorative exterior elevations are characterised by the polychromatic brickwork, brightly coloured balustrades and window frames and the luminescent render composed of crushed seashells. Together they establish a richly textured façade, described by the architect as ‘urban wallpaper’, accentuating the art deco motifs repeated throughout the design.

The Tour

Approach to the apartment is through a series of progressively more intimate spaces, from the street, into the private courtyard and then winding up the external stairways to the apartment.

Entry is via a set of black-framed smoked glass doors to the open-plan living, kitchen and dining space. Here, soaring pitched ceilings meet over an expansive, polished concrete floor. Natural light pours in from the glazed terrace above, as well as glazed doors, windows and skylights set into the roof’s pitch. The design of the space nods to the building’s industrial past; there are black steel beams and timber roof trusses, brick walls are left exposed throughout, and the concrete floor flows across this level.

A stainless steel worktop and island demarcate a carefully considered, bespoke kitchen; an overhang allows for stools to be placed underneath, making this a sociable area. A tall bank of black cabinetry houses twin Neff ovens and two wine fridges.

On this floor is the calming main bedroom. The en suite has been cleverly opened so that the glass shower and Jack-and-Jill sinks are at one end of the room; a WC is hidden behind a door. Velux windows allow light to pour in, and a wall of Corten behind the shower has a beautiful patina, which will only get better over time. Another double bedroom lies across the corridor.

A mezzanine level is accessed by a set of steel steps and a walkway in the same material. Here, a double bedroom lies at the rear of the plan and a terrace surrounded by glazed walls lies at the front. The bedroom is a quiet retreat set into the eaves of the building; exposed brickwork and timber beams continue, and a circular window is set into the brick wall behind the bedhead.

The family bathroom is on the lower level. Corten on the bath panel and wall contrasts sharply with marble, while concrete Jack-and-Jill sinks mirror the floor. There is a pitched roof with a Velux window casting light over the space. Marble walls continue in the separate WC.

Heating is provided via a trench system around the perimeter of the lower floor. There is parking in the internal courtyard, and all of the apartments in the building come with an underground parking space, Outdoor Space

A glass ‘box’ is set into the void of the existing structure. Accessed by the steel walkway, the space is dual purpose, allowing light to flood the apartment while creating a secluded terrace with sky views. It is the perfect spot to enjoy a morning coffee.

The Area

Camberwell is an exciting neighbourhood, kept young at heart by the presence of Camberwell College of Art. The area has traditionally been home to lots of creatives; the studios of Anish Kapoor, recently designed by Caseyfiero Architects, and Raqib Shaw are both nearby, and The South London Gallery, designed by 6A Architects, is a short walk away.

An excellent selection of independent restaurants, cafes and delis are within walking distance of the apartment, including The Daily Goods coffee shop, Theo’s Pizza, the esteemed Silk Road restaurant and The Camberwell Arms pub.

Burgess Park is a five-minute walk away and has tennis courts, two community gardens, and an expansive lake home to a varied array of the city’s birdlife.

Denmark Hill station is a 15-minute walk and runs London Overground services to Shoreditch (25 minutes) and Clapham Junction (14 minutes). There are also Overground services to Clapham High Street (four minutes) for connections to the Northern Line and Canada Water for connections to the Jubilee Line. There are numerous buses from Camberwell to both Oval and Elephant and Castle, providing links to the City and Central London.
