Planning

Full planning consent was issued by Chesterfield Borough Council ref che/18/00788/ful on the 25th April 2019, for the erection of a detached house with integral garage. Works did not commence on site and therefore the permission has now lapsed. Copies of the approved plans and approval notice are available for inspection upon request.

We are inviting conditional offers, where the buyer will be responsible for carrying out all site investigations and submitting their preferred planning application, under a conditional contract. Completion of the sale is therefore proposed once a satisfactory approval is issued.

Site Investigations

We are unaware of any site investigations having been previously undertaken, and it will therefore be the responsibility of the buyer to satisfy themselves that the ground is suitable for development.

Trees

The pine trees within the site do have Tree Preservation Orders on them. The previous application took these trees into account and allowed adequate space for root protection zones.

There have been four failed planning applications to have the trees removed, although the owner is still in communication with the Local Authority via his building insurer. Copies of the tree related planning applications are available upon request.
