With three/four sunny double bedrooms and a generous living room and dining room on the ground floor leading out to a west facing garden, this house feels deceptively spacious and is filled with natural light from east to west. There is parking for up to two cars on the driveway and the transport links are excellent with Preston Park Station just 10-minutes away on foot plus a regular bus service from nearby Surrenden Road to take you throughout the city and beyond. With so many favourable qualities, this house will appeal to professionals, families and investors alike.

Why you’ll like it:
Surrenden is a prestigious and leafy enclave within the city, well-known for its sweeping avenues, tree-lined roads and its favoured school catchment. This house sits on a pretty close, tucked away from the main road. The homes here sit around a graceful silver birch tree at the centre of the close and they are set back from the street behind front gardens and drives. Built during the 1970s, they are Neo-Georgian in style using pillars and multi-pane windows, but they also bear the clean lines of the Mid-century era.
This property sits on the western side of the close behind a neat lawn, shrubs and a driveway. Stepping inside, it feels far more spacious than the exterior implies as you have a line of sight right through the main reception room to the glorious garden beyond.

First to the right is the ground floor study, which was once the kitchen but has been transformed into a home office space. The original upper kitchen units have been retained as useful storage cupboards and a desk sits below the window. It is a versatile space which could have any number of uses including as bedroom four, a gym, a tv snug/playroom or a music/art studio.

Opposite, the kitchen was converted from the original garage, so it now offers more space to include a kitchen table and has recently been modernised with grey Shaker cabinetry and bamboo worktops. The appliances are freestanding and are negotiable with the sale. There is also a useful ground floor WC nearby – an essential in any shared space.

Spanning the rear of the house, the living room feels particularly light and spacious due to the generous glazing on the westerly elevation. Two large windows and patio doors frame views over the garden which becomes a wonderful extension of the home during the summer. There is ample space inside for comfortable furnishings and a dining table and chairs so you can relax, entertain or spend time with the whole family in one space. With soft grey carpet underfoot and white walls, the decoration is smart and will suit all styles of furnishing.

Stepping outside, the garden is lush and green with mature borders ensuring it is not overlooked in the slightest. A patio area sits close to the house ready for alfresco dining while an area of lawn sits among well-established flowering plants, scented herbs and neat topiary. A tall palm tree adds colour and shape while a rowan tree at the far end brings colour throughout the year, housing a sweet family of Robins. A timber framed structure has been built at the bottom of the garden with hooks for hammocks which catch the morning sun, and a shed is in place for gardening equipment and winter storage for garden furniture. A gate opens to a twitten at the rear of the garden which takes you out to Surrenden Road, so you can bring muddy bikes, boots, paws and gardening equipment through to the back, rather than traipsing it through the house.

Upstairs, there are three restful double bedrooms and the family bathroom. Bedrooms two and three sit to the front of the house looking out over the peaceful close, while the principal bedroom sits to the rear with garden views. Being elevated in the house, these views are private, looking out over the ever-changing variety of trees within Preston Valley to the west while a warm, light filters in during the afternoon and early evening during summer. There is built-in storage in bedroom two while the principal room has a dressing area with a dressing table/desk and a wall of wardrobes.

All three rooms have easy access to the family bathroom which is traditionally tiled in blue and white with a shower over the bath and a heated towel rail.

As many neighbours have shown, it would be possible to extend upwards into the loft to create a fourth bedroom suite. From there you could expect to gain views across the rooftops of the city to the sea and to the South Downs in the north – certainly food for thought, and a great way to add space and value to the property.

Agent’s thoughts:
This house is far more spacious than expected and beautifully light while remaining private. The garden is a treat for the senses and the location is incredible for families due to the school catchment and transport links. It is well-presented so you can move straight in, yet it also has potential for further improvements and extensions which will appeal to many.

Owner’s Secret
"I will miss summer evenings. Admiring the garden while swaying gently in the hammocks.
And autumn afternoons. Marvelling at the glorious colours of the leaves, from the comfort of the lounge".
