House For Sale £2,250,000
Kinsham, Presteigne, Herefordshire LD8

Description
Believed to date back to the 1760s, Kinsham Court sits at the end of a tree lined driveway with views out over the valley to the River Lugg below. Nestled in glorious countryside on the Herefordshire/Powys border, it boasts history of housing the family of Florence Nightingale and was where Lord Byron was believed to have worked on 'Childe Harold' whilst in residence.

In need of modernisation and updating, the house provides excellent accommodation arranged over three floors with reception rooms of elegant proportions and attractive period features throughout. There is a large kitchen and associated pantry, scullery and utility with access to the cellar from the back hall.

On the first floor are six bedrooms with three bath/shower rooms, with the second floor having a bedroom suite to the rear as well as four further attic rooms.

The driveway sweeps to the side of the house and there is plenty of parking as well as a garage linked to the house by a lobby.

The grounds are charming with formal lawns and borders as well, but much of the land is woodland and banks leading down to the River Lugg which is a sssi and where there are fishing rights. Within the grounds is the Church of All Saints, a Grade II* listed building in which services are still held a couple of times a month with parking for attendees on the field below by agreement of the owners of Kinsham Court.

The Lodge
Set at the entrance to Kinsham Court is an attractive double fronted Lodge that has a kitchen, sitting room, dining room and W.C with three bedrooms and a bathroom to the first floor.

Set in a private garden it has a south elevation to the rear. A garage is attached to one side of the house with space for parking to the other side. The property would benefit from updating and modernisation throughout.

Stable Yard Cottage, Coach House and building
Set to the north of the driveway to Kinsham Court are Stable Yard Cottage along with an attractive range of traditional buildings that include the former coach house, stables, garage and stores. This could have a variety of uses subject to planning consents. The grounds include the partly walled garden with Victorian green houses and potting sheds, vegetable gardens, orchard and lawns.

Public rights of way
Please refer to the land plan that identifies where the footpaths and bridleways are located. A bridleway passes from north to south as shown on the plan as well as continuing along the River Lugg running east to west. The footpath leads to All Saints Church with car parking for the church by arrangement with Kinsham Court in the field to the south west marked on the plan.
