1 bed Flat For Sale £300,000
Coppermill Lane, London E17

Description
This small but perfectly formed first-floor one bedroom apartment with a communal garden is full of character and in a great location, equidistant from central Walthamstow and the wonderful Wetlands. Everything you need for shopping and leisure is within easy walking distance, and St James Street station is a mere two minute walk from your doorstep.

If you lived here…

You’d spend a lot of time in your lovely, big open-plan living room, enjoying the morning sun and plentiful natural light from huge windows all along the southeast-facing wall. With a well-equipped kitchen at one end, dining table in the middle, and sofa area at the other, it’s a great space for easy living. Teal blue metro tiles, a matching feature wall, and an orange door add a pop of colour and make this space joyful as well as relaxing.

There is a sense of cohesion to the décor throughout the apartment, with a restful mid-blue wall and door in the double bedroom referencing the blue kitchen wall, and a border of black metro tiles in the otherwise white bathroom (which is fully tiled and has a bath with overhead shower) which echoes the kitchen splashback. These thoughtful touches, along with high ceilings and large windows, diligent maintenance, and attention to detail, combine to create a very harmonious place to live which feels much bigger than its 364 square feet.

What else?

-Public transport links are excellent, with 16 minute overground journeys into the City from St James Street station, and fast links to Old Street and the West End from nearby Walthamstow Central. There are also lots of buses to explore the local area or travel into the centre of the capital.
-If you prefer to walk or cycle there are plenty of routes to choose from, including lots of off-road footpaths and leisure trails in the many green spaces.
-With the huge 500 acre Walthamstow Wetlands nature reserve less than a ten minute walk away, and the Marshes and Epping forest both within a mile or so, you’re spoilt for choice in terms of open green spaces.
-You’re at the heart of the vibrant St James neighbourhood, with lots of independent coffee shops and artisans just round the corner at the popular crate creative and community hub.
-The paved communal garden gets all-day sun in the summer, and is a great space for relaxing or outdoor entertaining.

A word from the owner...

"For the first place to live by myself in London, I wouldn't have chosen to live anywhere else. The flat was wooden and dull when I moved in but I was able to add a splash of colour and some retro touches to help me feel at home. The living room windows are a particular highlight - having a coffee in the morning sunshine with the record player on is one of my favourite things to do.

I have loved living so close to the market and local independent coffee shops as well as riding my bike up the road to the Village and through the Wetlands. There's some excellent street murals to enjoy and there's always something inspiring happening across the road at The Mill. And it's super handy for getting into town for work and to see friends - a quick walk to Blackhorse Road or a couple of steps to St James Street Station. It's been an amazing place to call home."
