Agent’s note – special conditions
1). The site is sold as seen and the buyer is responsible for site clearance. The Church will remove and retain certain contents from the Church prior to sale.

2) Any interested parties are to submit a Bid in ‘£’ Sterling with proof of funds to complete the purchase by noon on 31 August 2022 to the selling agent. Bids must be in sealed envelopes and the only permitted external marking is to be “Bid in relation to S. Gabriels Church”. Bids will be opened by the Rector and Churchwardens. If a winning bid is selected the Bidder will be notified in writing within 5 working days.

3) Interested parties should not make direct approaches to the Seller. Completion of the sale will take place 20 working days to the purchaser after the Seller is notified Planning Consent has been granted.

4) The Church Commissioners will release, by deed, the covenant in the First Schedule of the 1932 conveyance. The Buyer will, on completion, pay their legal costs of £2,000 plus VAT.

5) On completion of the sale to the Buyer the Buyer will pay the following costs: (a) Selling agent’s fee of 1.5% of the sales price plus VAT thereon, with 20% donated back to the church; and (b) the cost of the planning application in the sum of not exceeding £495.00.

6) The Canterbury Diocesan Board of Finance hold the land on trust for the Parish and consent to the sale
Situation

St. Garbriels Church is situated near the popular village of Blean, never consecrated and lies three miles north west of the historical City of Canterbury. At the Wincheap roundabout take the 4th exit onto the Rheims Way/A290. Keep left continuing towards Rheims Way/A2050. At the London Road roundabout take the 3rd exit onto the A2050. Turn right onto Palmars Cross Hill and continue onto Rough Common Road. St. Gabriels Church will be found on the left hand side.
