House For Sale £1,750,000
Blandford Avenue, Oxford, Oxfordshire OX2

Description
This wonderful four-bedroom house of over 2,850 sq ft is on a quiet tree-lined avenue in the sought-after neighbourhood of Summertown in North Oxford. Originally built in the 1950s, the house has been lovingly restored over the course of 20 years, retaining many mid-century features alongside modern interior touches. A densely planted garden and terrace face west, and a large studio is tucked away at the far end of the plot. Central Oxford lies just over two miles south and is easily reached on foot, bus or a 15-minute cycle ride.

The Tour

A magnificent magnolia tree sits centrally on the private driveway at the front of the house, with off-street parking for two vehicles. The primary entrance is positioned at the front of the house, leading to a bright hallway that serves as an arterial route to the main living spaces across the ground floor. The original parquet flooring runs underfoot.

Arranged in a predominantly open plan, the kitchen and dining area unfold across the westerly side of the ground floor. Long stainless-steel countertops provide plenty of space for cooking and food preparation, and bespoke lines of joinery house the appliances. Glazed bi-fold doors extend the width of the room, opening directly onto the terrace and gardens and allowing an excellent quality of natural light to filter in throughout the day.

Parquet flooring follows through in aesthetic continuity to the adjacent living room. An open fireplace forms a natural focal point and delineates the living space. A deep skylight extends the length of one side of the room, inviting dramatic shards of light to penetrate the workspace neatly tucked into the corner.

Crittall-style doors form a division to the study at the easterly end of the living space, which currently doubles as a piano room, and there is also a separate office at ground floor level. In addition, there is also a large utility room and a ground-floor cloakroom.

Ascending the original timber staircase, the four beautifully proportioned bedrooms and a family bathroom are positioned on the first floor. The bathroom has a large double-ended bath and colourful Marmoleum flooring. A soft light filters through the main bedroom, which also has an en suite shower room and French windows leading onto a large roof terrace. Access to the large loft space is from the landing.

Outdoor Space

The west-facing rear gardens have been designed with care and a comprehensive understanding of horticulture and have been lovingly tendered over the course of two decades. Herbaceous borders are densely planted, and specimen trees provide shade and privacy. A timber-clad garden studio is positioned at the far end of the garden, with a large Belfast sink, a wood-burning stove and power supply.

The Area

Blandford Avenue sits to the north of Summertown in Oxford. It is one of the most desirable neighbourhoods in the city, renowned for its charming village feel and large private residences. Notable residents have included ‘Lord of the Rings’ author J. R. R. Tolkien, Dame Iris Murdoch and more recently, Thom Yorke of Radiohead.

Summertown is also home to many of Oxford’s renowned schools, including The Dragon, Oxford High School, St Edwards, St Philip and St James Primary School, Wychwood School for Girls and Cherwell School.

The area is also bordered on one side by Port Meadow. Formed of 440 acres of ancient grazing land for cattle and horses, Port Meadow runs along the banks of the River Thames and is a beautiful place for riverside walks. It is also home to the popular 17th-century tavern, The Perch, which is lit with fairy lights during darker nights and serves delicious food and an open fire. Further up the meadow, The Trout Inn is a popular stop for lunch by the river on a sunny day or to take cover during the winter.

The house is around two and a half miles from Oxford city centre, renowned for its historical architecture, notably the Bodleian Library, the Radcliffe Camera and St Catherine’s College, designed by Arne Jacobson, The Ashmolean Museum, Pitt Rivers and Modern Art Oxford.

The city has excellent connections to London and Birmingham via the M40, as well as Newbury via the M4 and A34. Direct London train connections are from either Oxford Parkway (just over 5 minutes cycle away) to Marylebone or central Oxford to Paddington with both taking just under an hour.

From the coach station at Gloucester Green, there are also regular services to London Victoria, Heathrow and Gatwick Airports.
