The house

An Edwardian style town house being offered chain free situated in the Glengall Road Conversation area which is highly acclaimed for its Edwardian and Regency styled houses.

The house spans almost 1700 sq ft, has four double bedrooms with two bathrooms and is split over three floors with “three” outside spaces. One of these outside spaces is a roof terrace accessed from the first floor. The roof terrace measures over 20ft by almost 17ft and looks onto the circa 54ft private rear garden below. A house offering a roof terrace plus front and rear gardens is a rare for this location in our experience and would we expect this would be an attractive feature to many buyers. Please view our HD video walk through and 360 degree virtual tour to get a better sense of the space offered. You can also see the dimensions of the outside spaces on our floor plan.

The house will also be appreciated for the many character features it offers. Ornate fireplaces with striking surrounds, sash windows and ornate stripped wood panelled window boxes to name a few.
Schools

There is a wide choice of ofsted rated "Outstanding" primary and secondary schools locally. Some of these schools include:

St Saviour’s and St Olave’s Church of England School
Boutcher Church of England Primary School
Harris Academy Bermondsey
Surrey Square Primary School
Phoenix Primary School
Angel Oak Academy
Galleywall Primary School
Ilderton Primary School

In our experience its quite unusual to find a house this close to so many ofsted rated Outstanding primary schools and secondary schools.

In addition there are at least an equal name of ofsted rated "Good" schools locally too.
The area

The Glengall Road Conservation Area is situated approximately 350 metres southeast of the entrance to the highly regarded Burgess Park which in recent years has undergone a multimillion-pound transformation and is believed to be the 5th largest park in central London. The conservation area is comprised principally of properties in Glengall Road and Glengall Terrace that were built around the 1840s. These Regency properties in this area remain remarkably intact given the history they have survived, giving the conservation area distinctive 19th century character which is adored by many.

The history of the conservation area is not the only stand out feature of living on Glengall Road. The road also has a lovely local community vibe. The current owners have explained how they have enjoyed street parties for events such as the Jubilee. We always consider these comments from sellers to be a nice indicator of the local community spirit.

When discussing the property with the owners they made several comments about their experience of the location over the years some of which included:

• How they enjoy the wildlife in the garden. They particularly mentioned the birds such as Woodpeckers and Swallows. This doesn’t surprise us considering Burgess Park is located behind the house.

• How easy the access is to the South Bank and the West End

• The convenience of the cycle highway

• How parking is always available along the road

• The convenience of the electric car charging point outside the house on the lamppost

The well known Surrey Canal Path is a thin stretch of green that forms a path through South London. It connects Burgess Park to Peckham High Street, and follows the route of the old Grand Surrey Canal. Passing under two canal bridges, this is a popular route for walkers and cyclists year round.

Mountview Academy of Theatre Arts (located on Peckham Hill Street) has proven to be very popular place of interest with regular theatre performances and performing arts workshops.

The library and Peckham Pulse swimming pool and gym are also located in proximity.

One of the main reasons people buy property in SE15 is due to the vibrancy of the social life and recreation. There is a vast selection of eateries and drinking establishments catering for all tastes.

Travel and future transport plans

The planned extension of the Bakerloo Line in the future makes this location a popular long-term investment opportunity. The Tube network arriving in South East London will likely have substantial impact on the local area and property prices. Buyers should explore this information available online regarding the potential extension.

Peckham Rye, Queens Road Peckham and South Bermondsey train stations are in proximity and will take you to central London stations in just a few minutes. Elephant and Castle is approximately ten mins on the bus where you can access the tube (Northern Line) or enjoy the vibrancy and social life surrounding Elephant and Castle.

From the local stations (Peckham Rye and Queens Road) you can travel to some of the following central London stations:

London Bridge in 10 minutes
Victoria in 13 minutes
St Pancras in 24 minutes

For those that like dining out and shopping, there are trendy bars, restaurants and boutique shops to enjoy. In addition, the increasingly popular Bellenden Road is in proximity where you’ll find even more selection.

If that wasn't enough, with Old Kent Road just a bit further to the North and Peckham Road to the south, residents will find an array of well-known named shops, grocery stores and conveniences as well as other local facilities such as the library, farmers market and leisure centres.
