House For Sale £1,250,000
Claphatch Lane, Wadhurst, East Sussex TN5

Description
A charming character cottage overlooking Bewl Water and offering potential.

Description
This delightful unlisted character cottage has brick and tile hung elevations with white painted timber windows under a peg tiled roof. The roof extension raised the cat slide to the rear elevation, helping to balance the accommodation inside the cottage, where character abounds throughout.

The sitting room has an exposed brick fireplace (though the wood burner in situ is no longer operable), along with exposed timbers to the staircase. The dining room has exposed ceiling beams and both rooms have an outlook towards Bewl Water, with even better views seen from the two main bedrooms upstairs.

The kitchen is positioned to the rear of the property and is fitted with oak units and a small Everhot range cooker, with the tiled flooring extending through into the utility/shower room and a separate w.c.

Outside, to the rear, there is a delightful enclosed garden, with tall hedging and a gate to the front and rear, leading out to the wider land holding. This expansive area is kept as a well-tended grass field, with a number of mature trees, consistent with the immediate surroundings as an open and natural landscape. The plot in total extends to about an acre.

The approach to Wishdown Cottage is via a shared private driveway serving just one other property in the distance, two farm buildings and some land, owned by a local farmer. The cottage and the majority of the land lies to one side of the drive, and there is a further block of land and a garage on the other side, with storage in the roof, power and lighting and attached at one end to the neighbouring farm building.

Given the obvious potential opportunity to extend further, our selling clients have recently investigated the scope by approaching Rother District Council using a planning consultant and the Pre-App planning process. Further information over the Rother District Council's position and their response in writing is available on request.

Location
Wishdown Cottage is situated in an Area of Outstanding Natural Beauty off a private shared driveway serving only one other residential property and looking towards Bewl Water, the largest reservoir in the southeast.
