Land
In total the land within Lot 1 extends to about 285 acres and is generally level with an altitude ranging from 54 metres to 118 metres above sea level. It is classified by the James Hutton Institute of Soil Research as predominantly Class 3(1) with the exception of a band of 3(2) within fields 2,3,4,5,9 and 10. The surrounding public roads and internal tracks provide excellent access to the field enclosures which are bound by post and wire fences. All field enclosures benefit from water troughs.

Location
Raith is situated in the scenic countryside of South Ayrshire with outstanding views over the surrounding farmland stretching out towards the west coast towards Arran and the Clyde Estuary. The area is renowned for its productive dairy and stock farms as a result of the mild and wet climate creating perfect grass growing conditions.

The village of Monkton is about 3 miles west where there is a primary school, fuel station with M&S food hall and post office. Prestwick (7 miles) is a larger town to the south of Monkton which provides more choice of high street shops, supermarkets and professional services as well as secondary schooling. There is also Prestwick Airport (4 miles) which offers a wide range of domestic and European flights.

Adjoining Prestwick to the south is the market town of Ayr which provides an even wider range of professional services and amenities including banking, supermarkets, high street shopping, restaurants, primary, secondary and private schooling, further education campuses and a railway station. There is also a first class racecourse which is the home of the Scottish Grand National meeting held annually in spring. Ayr United, formed in 1910, is the local football team and there are both rugby and cricket clubs in the town. Ayr also has a swimming pool, ten pin bowling, an ice rink and a choice of golf courses as well as river and park walks. Scottish Rural University College (sruc) also has a campus in Ayr. The nearest livestock market is on the outskirts of Ayr.

Travel connections in the area are good with excellent access to the A77 (less than 2 miles away), linking the ferry port at Cairnryan (near Stranraer) to Glasgow.

South Ayrshire is a picturesque mix of rolling landscapes, extensive woodlands and rugged coastline, making for an especially attractive setting and providing a wealth of opportunities for outdoor pursuits including golf (several courses around Ayr, Prestwick and Troon), shooting, cycling, hill walking and water sports.
