House For Sale £775,000
Chew Magna, Bristol BS40

Description
Description The Wheatsheaf is a large family home, tucked away in the beautiful village of Chew Magna and is within a short walk of the local amenities. The present owners have restored this lovely historic property, which was originally a public house, to a very high standard.

The accommodation comprises an entrance hall, which has stone tiled flooring, a stairway to the first floor, and entrances to all rooms downstairs. A well-proportioned dining room, with a feature fireplace fitted with a wood burning stove, exposed floorboards, and dual aspect allowing light to enter. Across the hall is the sitting room with stone tiled flooring and a feature fireplace. The kitchen/breakfast room is located at the rear of the property. A spacious room with a door leading to the garden. The kitchen is outfitted with a mix of wall and base cabinets that provide abundant storage as well as built-in appliances. The utility/cloak room, just off the kitchen, has plumbing for the washing machine along with a sink, and toilet.

Upstairs you will find a large principal bedroom with an en suite shower room and a fifth bedroom that may be utilised as a nursery or walk-in closet. The remaining four bedrooms are also a good size and serviced by the modern family bathroom.

Outside, the property has a stunning stone exterior, with the old fashioned stables and cart house providing additional and handy storage with parking adjacent. The garden has a patio area, a lawn and a brick outbuilding, formerly the outdoor toilet. The garden is a good size to enjoy summer barbecues, but not too big too manage!

Driections The property is located just behind Chew Magna Primary School.

Situation The village of Chew Magna was voted in 2011 top out of the twelve best villages in the UK in a survey featured in the Sunday Times. Surrounded by rolling hills, this Bath & North East Somerset village () can trace its history back to Saxon times, and is popular with those who wish to escape from the city but have easy access to their place of work, being only 10 miles from Bristol, with its International Airport, mainline railway links and the M5 and M4 motorways. The picturesque countryside of the Mendips and the beautiful Chew Valley and Blagdon lakes are no more than a few miles away, and to the east is the Roman City of Bath, about a 30 minute drive away. The excellent local amenities include nearby schools, four pubs, a supermarket, nursery and an area of shops including a post office café and sea food restaurant.

We have noticed This home is a great size and in such a great location within the village. Perfect for growing families.

our vendor says It is quiet and yet near to the pubs and shops. It is on the level walking to the church and town. It has space for everything and storage but it is not overwhelming in terms of maintenance. We love the sound of the little children playing at the school. It was the perfect cottage or our retirement but unfortunately covid got in the way and changed everything.
