House For Sale £2,000,000
Highfield Park, Marlow, Buckinghamshire SL7

Description
Set atop the hill in Marlow, close to the town centre, is this handsome 1930s home with a glorious west-facing garden, with superb potential to extend or refurbish (subject to planning).

Description
This handsome and characterful 1930s home is situated in a quiet, private position in close proximity to Marlow’s town centre but also backing open countryside for lovely walks. The house occupies a spacious plot which includes a large walled garden, facing West to the rear to get the best of the afternoon and evening sun. A variety of outbuildings provide a brick-built office, a garage and a greenhouse.

Internally many of the character features have been beautifully preserved, including exposed timber beams and wood detailing, parquet flooring and a charming and rustic country-style kitchen with blue tiled floors. These lovely additions are complemented by colourful wall coverings and a Mid Century theme, and though very well maintained some elements of the property may benefit from cosmetic updates to bring the house up to its full and considerable potential. There is plenty of space around the house for further extension and alteration, subject to obtaining planning permission. A double-storey extension to the rear might provide, for example, a substantial kitchen/family room to the ground floor and a new principal bedroom suite to the first floor overlooking the garden.

Further highlights include the galleried entrance hall, with its split-level staircase and the very spacious sitting room with its tall windows overlooking the garden and a delightful hacienda-style fireplace.

Heron's Flight was purchased by Film Director Jack Clayton at the beginning of the 1960's. Clayton, best known for British classics as "Room at the Top", "The Innocents" and the Hollywood production of "The Great Gatsby", resided in Heron's Flight along with his wife, the actress Haya Harareet ("Ben Hur".) The two found inspiration in the calming, picturesque house and surroundings, away from the hectic London life. In their peaceful estate they wrote and produced some of Clayton's most iconic films.

The accommodation is accessed from the reception hall and includes a kitchen/breakfast room leading to an office, family room and dining room, plus a cloakroom with w.c. On the opposite side of the house there is a sitting room with access to the garden. Upstairs there are three bedrooms, including a principal suite with dressing room and attached bathroom, and a separate family bathroom.

Outside
The property enjoys a secluded setting with off-street parking to the front and a sizeable rear garden with mature trees and a walled boundary. The garden is gloriously sunny facing West, with open fields to the rear allowing the sun to bathe the garden into the evening. There is a stone paved patio, a detached garage and a variety of garden outbuildings providing scope for conversion (subject to obtaining the necessary consents).

Highfield Park is a popular residential street close to the centre of Marlow. Heron’s Flight is set at the top of the road in an elevated position with little passing traffic, facing West to the rear to get the best of the evening sun on the garden.
