Hexworthy, Princetown, Yelverton, Devon PL20

Description
Huccaby House is an attractive Victorian house, built in 1875 as a fishing lodge and despite not being listed has many character features of its era. The current owners purchased the property in 1993 from the Duchy of Cornwall and have made considerable improvements during their tenure.

First impressions are superb and the approach sets the tone for the rest of the property. A long private drive sweeps through the grounds with the river on the right and large natural granite boulders on the wooded slope to the left. The driveway then turns a left hand corner leading to a large parking and turning area in front of the house and the coach house with garage building to the side of the house. The house is of intriguing architecture, with slate hanging and a number of large bay windows. The superb garden room, decked terrace and wrap around covered walkway have been added by the current owners, which is not only ideal from a practical perspective but has also improved the house aesthetically.

On entrance to the house, a large welcoming reception hall with wood burner gives access to the principal reception rooms. The proportions are typical of its era with high ceilings, elegant room sizes and bay windows giving outstanding views over the gardens and grounds. The drawing room is an ideal entertaining room with views over the wooded gardens towards the river and features an attractive fireplace. The morning room also has a bay window with views down the valley towards the moorland.

The kitchen forms the heart of the home, accessed from the reception hall and with plenty of space for informal dining and featuring wonderful arches.

There is an aga and views to the front of the house. Behind the kitchen is the beautifully designed garden room with panoramic views over the gardens, grounds and river and doors leading to the decked terrace and wrap around covered walkway that extends all round the house. This room has multiple uses and is ideal as a dining room, additional sitting room or for simply relaxing and enjoying the outstanding views.

The classic Victorian proportions continue to the first floor where there are five principal bedrooms, with the option of having seven if required. The principal bedroom features a dressing room and en suite bathroom, and the views from the first floor are superb. There is a further guest bedroom with access to a bathroom, that also has access from the landing. One of the rooms is currently laid out as a sitting room, with a bay window giving views over the stone terrace below and towards the rest of the land. A former servant's bedroom sits at one end of the house with a separate staircase and there is a study that could be used as a seventh bedroom if required.

To the side of the house is the coach house building containing coachman's cottage. On the ground floor is garaging for four vehicles and a workshop, accessed via electric doors. On the first floor, the coachman's cottage is immaculately presented having been finished in 2020. There is a kitchen/ dining room, and large living room with wood burner beyond which is the bedroom. Outside the front door is a utility/laundry room.

What really sets Huccaby House apart from other properties on Dartmoor is the setting and the grounds, which give the sense of utter seclusion, privacy and gives a truly magical lifestyle especially for those with children. It is an idyllic setting, with a Swallows and Amazons lifestyle. Immediately behind the house the land gently slopes up
towards a gate leading to a large paddock with far-reaching views over the moor. What is particularly special is that there are no other houses visible from this part of the land, cementing the feeling of privacy and seclusion.

Below the house and to the south is a walled garden, with two greenhouses. Beyond this is a log store and former stable building, which could be reinstated for those who wish to keep horses.

Huccaby House is nestled in a peaceful and private position on the banks of the River Dart in the heart of Dartmoor National Park, with direct access to open moorland and surrounded by some of the UK's most beautiful and unspoilt countryside. The area is renowned for its spectacular scenery, and the extensive grounds at Huccaby House create a magical setting from which to enjoy the surrounding area.

Dartmoor National Park is well known for its granite tors, heather clad moorland and wooded valleys and there are far reaching views over the moor from the property as well as access to the many lifestyle benefits on offer. A large proportion of Dartmoor benefits from open access, where you can walk freely. There are also many footpaths, bridleways and byways crossing this stunning national park, providing numerous opportunities for walking, cycling and horse riding.
