Details cornwall council, being the Local Planning Authority, hereby grants
conditional permission, subject to the conditions set out on the attached
schedule, for the development proposed in the following application received on 29 June
2021 and accompanying plan(s):
Description of Development: Outline planning permission with some matters reserved:
Two dwellings, access and parkin

Condition 1 1 Details of the appearance, landscaping, layout and scale (hereinafter called the
reserved matters) shall be submitted to and approved in writing by the local
planning authority before any development begins and the development shall be
carried out as approved.
Reason: In accordance with the requirements of Section 92 of the Town and
Country Planning Act 1990 (as amended) and in accordance with the
requirements of Articles 1,2 and 4 of the Town and Country Planning
(Development Management Procedure) (England) Order 2015.

Condition 2 2 An application for approval of reserved matters must be made no later than the
expiration of 3 years from the date of this decision and the development hereby
approved shall commence no later than 2 years from the final approval of the
reserved matters or, in the case of approval on different dates, the final approval
of the last such matter to be approved.
Reason: In accordance with the requirements of Section 92 of the Town and
Country Planning Act 1990 (as amended) and in accordance with the
requirements of Articles 1,2 and 4 of the Town and Country Planning
(Development Management Procedure) (England) Order 2015.

Condition 3 3 The development hereby permitted shall be carried out in accordance with the
plans listed below under the heading "Plans Referred to in Consideration of this
Application".
Reason: For the avoidance of doubt and in the interests of proper planning.

Condition 4 4 Before any other building or engineering works are carried out on the site, all
land within the visibility splays shown hatched on drawing no. Ngf-147-PL04
rev A shall be reduced to a height not exceeding 600mm above the adjoining
carriageway level and thereafter no obstruction shall be permitted within the
approved visibility splays.
Reason: To provide satisfactory sight lines in the interests of highway safety and
in accordance Policy 27 of the Cornwall Local Plan Strategic Policies 2010-2030.

Condition 5 5 The development hereby permitted shall not be occupied until the installation of
a system to serve the development for the disposal of sewage has been
completed in accordance with details which shall first have been submitted to
and approved in writing by the Local Planning Authority. The details shall include
a programme for maintaining the system if required. The system shall be
retained and maintained thereafter in accordance with the approved details.
Reason: In the interests of water quality and the residential amenities of future
occupiers and in accordance with Policy 16 of the Cornwall Local Plan Strategic
Policies 2010-2030.

Condition 6 6 The development hereby permitted shall not occupied until the installation of a
system for the disposal of surface water on the site has been completed in
accordance with the details which shall first have been submitted to and
approved in writing by the Local Planning Authority. The details shall include a
programme for maintaining the system. The system shall be retained and
maintained thereafter in accordance with the approved details.
Reason: To avoid flooding and in the interests of water quality and the residential
amenities of future occupiers, in accordance with Policy 26 of the Cornwall Local
Plan Strategic Policies 2010-2030
