House For Sale £1,100,000
Ubbeston, Halesworth, Suffolk IP19

Description
**Best & Final Offers (12pm on Friday 5th August 2022)** for Ubbeston Hall Farm, Ubbeston, Halesworth, Suffolk IP19 0ET.

We invite you to make an offer (subject to contract) for the property. For the sake of clarity, I set out the process as follows:

1 – Name: Please confirm your name(s) and address and contact information.

2 – Offer: Please confirm the offer in £ Sterling (which should not be quantifiable by reference to any other offer).

3 – Solicitor: If possible please confirm which solicitor you would instruct. Alternatively, we can provide you with recommendations.

4 – Bank and funding: Full proceed-able buyers only. Your offer must come with full proof of funds attached; be that either your agent and chain details which we can verify, proof of cash funds being used, proof of mortgage ability and contact numbers to verify these sources.

5 – Timing of the sale: Ordinarily we would aim for an exchange of contracts within 28 days after receipt of draft contract by the purchaser’s solicitor when a minimum of 10% of the purchase price is paid. Completion of the sale shall occur on a mutually agreeable date, (though ordinarily no later than 14 days after exchange of contracts) when the balance of the purchase price is paid and vacant possession is given. The sale is subject to probate and therefore, exchange of contracts will not be possible until probate has been granted. This is expected to take between 3 - 4 months. Due to the nature of the sale you will need to be ready to proceed, as we would usually require you to do so, given that the predicted timeframe has the possibility of changing.

We look forward to receiving your offer on a best and final basis by 12pm on Friday 5th August 2022. The offer must be emailed to or delivered in a sealed envelope to our Wherstead Park office clearly marked ‘Ubbeston Hall Farm Offer’ for the attention of Sharnie Rogers. We shall discuss with the owner and hope that a decision will be made no later than Wednesday of the following week.

Should you wish to speak to us in the meantime, please refer any questions to Sophia Fuller on or .
