The Architect

RossPye Architects is a fledgling studio whose focus is on crafting new and reimagined spaces for modern living. Gail Ross established the studio in 2020, having gained over twenty years’ experience in top Swedish and UK architecture practices. The studio is based in southeast London and has a growing portfolio of well-crafted homes for private residential clients.

The Tour

The house makes a bold impression on the street; faced with pale grey Vandersanden bricks punctuated by cantilever windows that mimic the bay windows next door. It is set back from the road behind a paved front garden. Entry is to a hallway with a built-in bench, coat hooks and storage. An electronic roof light above the stairwell here draws a seamless column of light through the house. The space opens up into the wonderfully bright open-plan kitchen and dining room. Ceilings on this floor are exceptionally high, floor-to-ceiling sliding doors open from here to the private garden, allowing the room to be flooded with light.

The kitchen is delineated by a dark green island, which houses Bosch appliances and has a breakfast bar. On the rear wall, oak cabinetry cleverly conceals additional appliances and adds warmth to the room. Both the island and the cabinetry is topped with quartz. There is a WC and a utility room on this floor.

An open-tread staircase leads to the first floor with the living room and a bedroom. Accessed by a pocket door, the living room is south-facing and has Velfac windows that allow swathes of natural light in and look out over the sedum roof and the gardens beyond. The bedroom on this floor has a cantilevered window that overlooks the tree canopy on Chadwick road.

The primary bedroom is on the third floor. With uninterrupted views over neighbouring gardens and located at the top of the house, it feels like an urban sanctuary. Opposite, there is room for an excellent walk-in wardrobe or study, which leads to the bathroom. Carefully considered, the secluded room has built-in cabinetry and a deep bathtub. The room is lit by a roof light, and the neutral, calming colour palette continues; there is a terrazzo-laid floor, oak cabinetry and stylish white subway tiles, which reflect light back into the room.

Heating is supplied by a air source heat pump, and underfloor heating runs throughout the house. The house has a ten year structural warranty.

The Outdoor Space

Access from the dining area, the south-facing back garden is paved with bricks that match the house's façade, creating a cohesive flow. A large planter runs along one side of the garden and is planted with an array of young trees and shrubbery. This secluded suntrap is the perfect place for alfresco dining or enjoying an evening drink.

The Area

Alongside the popular shops, cafes and restaurants of Bellenden Road, including the General Store, Flock & Herd Butcher, and Review Bookshop, Rye Lane has a vast number of independent retailers, longstanding shops and newer arrivals. Local favourites include The White Horse pub, The Montpelier, Persepolis, Peckhamplex, Copeland Park & Bussey Building, Frame Architect’s, Market Peckham, and Nola Coffee. The green spaces of Peckham Rye Park are within walking distance.

Peckham Rye is the closest station, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water in 10 minutes and the Northern Line at Clapham High Street in 11 minutes. There are also services to London Bridge in seven minutes and Blackfriars in 11 minutes. East Dulwich is a 25-minute walk away.
