“Our parents bought the property in 1951 from the Bagleys, farmers from a neighbouring village who renamed the property Manor Farm when they first lived there. It needed attention so our parents spent some time refurbishing it before moving in after their marriage the following year. They worked hard, Dad farming seven days a week, Mum running the house and bringing up us three children but they loved the property and it was a great place to grow up. There was plenty of space for us all in the house, room for ponies in the stables and the long adjoining storeroom was perfect for playing table tennis.”

“The house must have begun as a much smaller property. We don’t know any dates but one end of the house where the roof is at a slightly lower level, is the oldest part; the lounge inside is lovely with original beams and a working open fire in the brick fireplace. This left-hand end with two bedrooms above has been a self-contained annex in the past. There’s a lockable door connecting it to the main part of the house; it has a galley-style kitchen and combined with the shower room at the back formed the cottage, as we called it. The area next to that was Dad’s office at one time.”

“Dad replaced the windows with uPvc double-glazed ones - very large ones that let in a lot of light – it is a really spacious, bright and airy house and the rooms are all very large. About five years ago we refurbished the two bathrooms so they’re in good working order. There’s a shower room downstairs and the family bathroom upstairs which has a Jacuzzi bath. Our parents added the garden room to the front – Mum loved sitting in there, waving at friends and neighbours passing by!”

“The village is small but does have a village hall which is very active and where loads of things are going on such as art classes and the local wi group. We may not have our own post office but we have a post box about a 100 yards from the house in The Old Rectory wall!”

Location

Westborough is a small village with a parish church, All Saints’, dating back to the 11th century as well as a busy village hall hosting many clubs and classes. Manor Farm sits well back from the quiet road with the village green to the front. The village is in the south-western part of Lincolnshire around 8 miles north of Grantham on the River Witham a mile east of the village of Long Bennington on the A1 which has lots of services such as a very good medical practice, a Co-op, a post office, takeaway Indian food and a fish and chips shop. Nearby, to the north, is Dry Doddington which has a very active village hall and a pub. The Viking Way long-distance walking route runs through the village, crossing the River Witham by a footbridge here before going on to Long Bennington.

Trains from both Grantham and Newark are within easy reach, with fast ones from Grantham to London Kings Cross only taking about an hour. The easy access to the A1 means there are excellent road links.

Schools

A mile away in the village of Long Bennington, the C of E primary school is rated Good by Ofsted. For secondary education there are highly sought-after grammar schools in Grantham - The King’s School (for boys) and Kesteven and Grantham Girls’ School both rated Outstanding by Ofsted. Other popular secondary schools are Greenfields Academy and Walton Academy both rated Good by Ofsted. Sir William Robertson in Welbourn is another Good state secondary. Newark also has well-regarded schools including Magnus Academy and Newark Academy both rated Good and in the independent sector, Highfields prep school is an excellent co-educational school, and Grantham has Dudley House prep school.
