Important Tenure Information

The property is currently Leasehold however the current owner has already started the process of purchasing the Freehold and therefore the property will be Freehold upon completion of the purchase.

Ground Floor

The property is sat back from Franklin Drive behind short brick wall with an entrance to a two-car tarmac driveway. This precedes the garage although the rear part of the garage has been converted to create an internal storage cupboard and therefore the garage is good for a small car or motorbikes. Viewers enter the house by the main ‘front’ door which is located at the side of the house and into the hallway.

The hallway has doors off to the lounge at the rear of the house and the kitchen to the front. There is also access to a guest WC with wash basin and the storage cupboard mentioned above. The kitchen features modern units arrange in a horseshoe formation in front of the double-glazed window. Many of the windows in this house have been replaced with some currently in the process of being replaced ready for when the buyer takes ownership. The gas central heating combi-boiler is in the kitchen as well.

The largest room in the house is the lounge and this vast reception room easily has enough space for a sofa suite, entertainment unit and dining table. An alternative option for the dining table is the conservatory, which is accessed via the sliding doors to the rear of the lounge. The conservatory is almost the same width as the house and has a set of French doors out to the rear garden.

First Floor

The landing area spans the full width of the centre of the house and has doors leading off to three bedrooms and the family bathroom, as well as a storage cupboard. The bedrooms comprise of two doubles and a single each with wood effect laminate flooring.

The family bathroom is a clean, white suite with a large corner bathtub. The bath has a shower fitted above with curtain. Other features include a wash basin, toilet, and a chrome heated towel rail.

Rear Garden

Viewers will be delighted with the private rear garden that accompanies this home. It begins from the conservatory door with a short patio area before leading onto the lawn which has borders and wooden fencing to the boundaries. To the left of the patio there are slabs that continue the gated side passage to where the ‘front’ door is. At the far end of the garden, it is landscaped to a lower level with a retaining brick wall.

Transport links

Franklin Drive leads off the A5190 Cannock Road which is the main road leading east to west across Burntwood that gives great access to Lichfield and Cannock respectively. There are many local countryside cut throughs to be able to find routes such as the A5.

The best train station for owners of this home is Lichfield Trent Valley which is around a fifteen-minute car journey. This station has split level platforms offering services to all major UK destinations including Birmingham New Street, London Euston, and Liverpool Lime Street.

Bus users will be delighted that services to Lichfield City Centre and Cannock Town Centre are available from Cannock Road, a very short walk away. There is also a morning service to Birmingham City Centre departing at just before 7am, that arrives back just before 7pm.

Schools & amenities

According to the Staffs Schools website, the catchment school is Erasmus Darwin Academy in Chasetown (1.1 miles), although Chase Terrace Academy is closer at 0.4 miles. There isn’t a catchment primary school listed although we expect that Springhill Academy or Highfields Primary would be chosen as they are both within a half mile walk. Although this information has been checked, we advise that prospective buyers make their own enquiries with the local authority to confirm catchment.

Amenities are in abundance with a Spar convenience store on the junction with Cannock Road & Morley Road, and a large Co-op convenience store on Morley Road. There are further shops available at Swan Island and, in the opposite direction, there is Burntwood Town Centre, Sankey’s Corner and a large Morrisons Supermarket.
