House For Sale £975,000
Richards Castle, Ludlow, Herefordshire SY8

Description
A Grade II listed house thought to date back to the late 17th Century and believed to be the oldest house that formed part of the Moor Park Estate, it is understood to have been built by Colonel Richard Salwey, at one time Secretary to Cromwell, in the mid-1600's. Haye Park was acquired by what was then The Forestry Commission in 1949 who also manage the surrounding Mortimer Forest.

The property was listed in 1987 and has been unoccupied for the last four years. A beautiful home that is now in need of love and repair that requires substantial works to return to its former glory.

Once off the forestry tracks, a driveway sweeps up passing through the meadows to the house with a range of period barns to the side of the property.

The front door opens into the entrance hall off which are doors opening into a drawing room with open fireplace and large south facing window. There is a study with fireplace at the rear, a W.C. And a door to the cellar. The large kitchen/dining room is dual aspect with large fireplace and a utility room off and door to the rear.

On the first floor are four bedrooms, one with an en suite shower room and bathroom with two more bedrooms on the second floor.

There are no formal gardens at Haye Park as the parkland setting comes right to the front of the house, although there once was a vegetable garden to the rear with a terrace to the front outside of the front door.

Grounds
It enjoys a great deal of privacy as it is set centrally within just over 12 acres of pasture and parkland which are free of any footpaths or bridleways. Throughout the grounds are beautiful mature trees with the driveway sweeping through.

Two period barns form a court yard to the side of the house with a modern barn to the south eastern side of the courtyard which has previously been used for stables.

Agents note
The property is to be restricted to use as one residential dwelling. The property or grounds are not to be used commercially.

Access is to be restricted to the approach via the Batchcott/Woodford track and not to be via Black Pool car park. The purchaser will be granted access rights over Forestry England retained tracks, with obligations to contribute to track maintenance.

Viewings
All viewings must be made strictly by appointment only through the vendors' sole selling agents, Knight Frank. Viewers will be required to provide proof of funding for the purchase and confirm by email that they are aware of the covenants, prior to an appointment being arranged.

Services
There is scope to become totally off grid with this property. It is not possible to connect to mains electricity. The house has been run off a diesel generator with a 24V battery pack and inverter (not currently connected).

Mains water is connected, but there is a suggestion that the pipework may need work and sinking a borehole may be a more cost-effective solution to install. Heating and hot water has been generated via an oil-fired range. Drainage is to a septic tank.

Tenure: Freehold

Method of sale: The property is being sold by informal tender with offers to be received in writing by 19th August 2022.

Set within Mortimer Forest and surrounded by Forestry England owned woodland that extends to almost 2500 acres, Haye Park enjoys a remarkable position with far reaching views out over the woodland and towards the surrounding farmland and countryside on the Shropshire Herefordshire borders.

Although originally made up of ancient royal chases and deer parks, the forest of today was largely planted by Forestry England in the 1920's. It was named after the Mortimer Family, Norman Lords who held power over the region for some 300 years. It is accessed off the B4361 and approached via just over a mile of Forestry England tracks, it enjoys a great deal of seclusion and yet is little over 3.5 miles from the historic town of Ludlow with the city of Hereford to the south.

There is a network of trails for excellent walking and hacking routes are also available from the end of the drive.

Distances
Ludlow town centre 3.5 miles, Hereford 22 miles
(Distances and time approximate).
