House For Sale £3,800,000
Dartmouth Road, Mapesbury, London NW2

Description
This exceptional four-bedroom double-fronted detached house lies within the popular Mapesbury Conservation Area, close to Kilburn, Willesden Green, and a short walk from Brondesbury. A contemporary exploration of space and volume set within a late Victorian home, this expansive house was recently renovated to an exacting standard with a meticulous finish throughout. Internal accommodation exceeds 3,000 sq ft over three flowing storeys, with off-street parking and a beautiful private wide-set garden extending almost 90 ft in length.

The Tour

Dartmouth Road is a wide, tree-lined street with a mixture of Victorian and Edwardian houses. This red-brick home is set back from the road, behind an immaculate front garden, shielded by a bank of corokia bushes and an olive tree positioned centrally. Parking for one car is set to one side with an electric vehicle charger. A honed York stone pathway leads to a handsome wood-framed porch, which is Victorian in style and has multi-paned, inset and transom windows, custom-designed in a historic manner.

The interior spaces are characterised by a harmonious blend of contemporary design and historical detail, with generously proportioned rooms and exceptionally tall ceilings at ground level; an excellent quality of light pervades throughout. The house has recently undergone a remarkable overhaul both internally and externally by Benson Studios interior designers, with almost every single element renovated and reimagined. Underfloor heating is throughout all floors and a Sonos sound system features in the ground floor rooms. There is an extensive security system, including video entry.

The spacious entrance hall is painted a very pale stone colour with a spacious seating area; oak boards run underfoot throughout both the ground and first floors . The original decorative staircase rises from its central position, lit by a bespoke multi-tiered pendant light by Rothschild & Bickers. A newly commissioned double-height stained glass window, created especially by Coriander Stained Glass defines the elevation. The hallway has a clear vista toward the living spaces and beautiful gardens beyond.

The main living space flows wonderfully, incorporating the spacious kitchen and dining area to the rear and a more intimate sitting room to the front of the plan. Tall French Crittall windows open immediately to the garden terrace. The kitchen is defined by a large island unit, which houses a Siemens induction hob, and has oak-panelled cupboards painted in Card Room Green by Farrow & Ball with book-matched Arabescato marble resting atop. Further cabinets line one wall and house double ovens by Fisher & Paykel and concealed double fridge freezers. A separate larder is cleverly concealed behind a pocket door.

The dining area is set beside a trio of full-height glass apertures, thoughtfully designed to correspond to a companion trio of roof lights to create a chiaroscuro of light and shade. A handsome dark-stained oak bookcase leads to the sitting area at the front of the plan, with a window seat set into the canted bay window. Bedside the fire, a grey Arabescato marble bench runs along one wall.

The original open winding staircase is carpeted in sisal and opens to the spacious landing. The main bedroom suite is at the rear of the plan, overlooking the gardens. This opens to a spacious dressing room to one side, with oak-panelled cupboards and shelves, and an en suite bathroom to the other. The bathroom is concealed behind a glass steel-frame pocket door, with a wet area and walls encased in grey marble mosaic tiles. Double under-mounted sinks are set into a vanity unit with grey marble resting atop. Nickel-plated brassware is by cp Hart. The bedroom has a wonderful open-pitch roof with exposed joists and is incredibly light with two large conservation skylights set into the pitch.

The two further bedrooms on this floor are positioned on the opposite side of the landing. The smaller has an original chimneypiece with a glazed tiled insert, while the larger has an expansive canted bay window, is currently used as a study cum library and has Sonos speakers built-in. The main bathroom is positioned centrally and features hand-glazed Edwardian tiles, while the boxed bath has a rainfall over-shower. Sanitaryware and brassware are by cp Hart. There is also a separate laundry room on this floor.

A discrete door off the landing opens to a staircase and leads to the expansive bedroom on the top floor. Four conservation skylights set into the pitch flood the space with light, and a nook by the dormer window is the perfect place for a desk. A glass steel-frame pocket door opens to the en suite shower room, and there is plentiful storage in the eaves.

Outdoor Space

Nine-feet high Crittall doors open from the ground floor living area to the wide granite-paved terrace and reveal the large, secluded gardens. Beautifully designed in an Antipodean style by Peter Beardsley Landscape Design, mature plants burst from the borders and include a wonderful mix of evergreens and flowers, including many New Zealand natives, carefully planted to bring joy throughout the entire year. There is a further terrace for seating to the rear of the gardens. Footings have been built for a garden studio here, with planning permission already granted and utilities in place. Full details of planning documents can be found here.
