House For Sale £1,250,000
Barcombe Mills, Barcombe, Lewes, East Sussex BN8

Description
Semi-detached period house with contemporary kitchen extension, beautifully landscaped garden and river frontage.

Description
Riverlawn is understood to date from the 17th century and is believed to be the oldest property in Barcombe Mills; it was extended in the mid-19th century and is more recognisably Victorian in its architectural style, with an attractive symmetrical façade, high ceilings, bay windows with three-quarter height windows, both working and feature fireplaces, and elegant decorative finishes including picture and dado rails, coving, and stripped wood floors.

More recently (2017) the house has been the subject of a substantial single-storey extension, forming a superb contemporary kitchen, dining and family room, contrasting with whilst beautifully complementing the original house.

The full extent of the house and its layout can be seen on the floor plan. The central front door opens to an entrance porch with original clay tiled floor, in turn opening to the entrance hall. There are two large reception rooms lying either side of the hall with bay windows and fireplaces; a versatile third reception room or ground floor bedroom with woodburner lies beyond, together with a stylish modern shower room with WC.

The wonderful kitchen, dining and family room is flooded with light by way to two large skylights and an expanse of bi-fold doors, with an external canopy cleverly designed to retain the heat in the colder months and stay cool in summer; the doors open to the terrace creating a large entertaining space flowing seamlessly from the house to the garden. The kitchen is fitted with an extensive range of high gloss white units and a large central island, complemented by woodblock worktops and a range of integrated appliances; there is ample space for a large dining table and comfortable seating area. Adjoining the kitchen is a useful utility room.

There are four bedrooms on the first floor, three of a particularly generous size and smallest currently used as a study. The bedrooms are served by a bathroom with suite including a roll top bath and separate shower cubicle, and a separate WC.

Outside
Riverlawn’s wonderful south-facing garden is of particular note: Extensively re-landscaped over the last five years to create a beautiful, private haven, with expanses of well-tended formal lawn, swathes of wild grasses and areas of hard and soft landscaping, extensively stocked with colourful flowers, shrub and young trees.

A large Mediterranean-style sunken terrace lies adjacent to the house, offering a perfect spot for sheltered al fresco dining, with stanchions in place to support a sail shade canopy or outdoor cinema screen. Steps rise from the terrace to the lawn that extends away from the house to the south; to the west, is a productive kitchen garden with raised beds, greenhouse, Sarah Raven potting shed and further timber stores. There are further raised beds to the southern end of the garden, together with a fruit cage, a small pond teeming with wildlife, the detached brick double garage, and one of the two parking areas.

A gate opens from the garden to the lane, across which is another gate opening to a separate wooded parcel of land with River Ouse frontage.

In all, about 0.64 of an acre.
