Description

This superbly presented modern family home is located on Millstream Meadow, so called because of its proximity to the site of Chudleigh’s historic watermill, with Mill Leat still running just behind the properties. There are a number of thatched properties at this end of the road, and the converted mill and associated buildings. This particular property is one of only two of this design built on the development in 2008 by the well regarded West Country developer Cavanna Homes, and has been in the same ownerships since. The versatile accommodation is set over three floors with the hallway, kitchen-diner, cloakroom and garage to the ground floor. The living room, bedroom 2 and bathroom to the garden level. With the master ensuite bedroom and two further bedrooms plus a bathroom to the top floor. The house is traditionally constructed with a combination of attractive stone cladding and rendered elevations with exposed stone lintels and sills under a pitched slate roof. There is a large and surprisingly secluded garden to the rear and driveway parking to the front.

The current owners have constantly kept the property up to date during their tenure and today is presented with a contemporary theme of décor throughout with modern updates such as app controllable Google Nest smart thermostat and much of the lighting can be app controlled.

If you are in the market for a smart modern family home in a small community driven town, well situated for all Devon has to offer, then this one is a must to view.

Accommodation

With just under 1,700 sq ft of floor space spread over three levels the house has a spacious feel throughout. Entering at street level you are immediately impressed by standard of décor which continues throughout. Oak flooring continues through the hallway into the kitchen, and smart oak veneered doors are used throughout. The hallway gives access to the cloakroom W/C and there is a useful store cupboard for coats and boots. The kitchen-diner has a comprehensive range of wall and floor mounted oak effect storage units with under-unit lighting. White quartz work surfaces have an undermounted 1.5 bowl stainless steel sink and an inset electric hob with extractor over, and tiled splashbacks all round. There is an integrated electric double oven/grill, fridge/freezer and dishwasher. At one end there is space for a dining table with built in bench seat to once side. The integral garage has access off the hallway which is currently in use as a workshop/store with a utility area to the rear with further storage and space for washing and drying machines.

A double winder staircase leads to the garden level and the living room, and ‘L’ shaped room that can be divided by furniture or used as one space. The room is flooded with natural light thanks to the dual aspect and patio doors to the garden. A gas fire with stone hearth, surround and mantle provides a warming focal point. One of the four double bedrooms is on this level with a shower room opposite, part tiled with a white suite and chrome fittings and heated towel rail, which by simply fitting a door on the landing could become a guest en suite.

A further double winder staircase leads to the top floor and the main bedroom, a spacious double bedroom with plenty of space for furniture and an en suite shower room, part tiled with heated towel rail. There are two further double bedrooms on this floor served by a bathroom which is part tiled featuring a white suite with chrome fittings including a bath and shower cubicle plus a heated towel rail. On the landing is a useful storage cupboard.

Outside

The front of the property is separated from the road by attractive stone walling with a wrought iron fence over and can provide comfortable parking for two cars, but up to four at a push when required. A brick paved drive leads to the electrically operated integral garage door with a wrought iron fence dividing the property from next door. The remaining area is laid to slate gravel and artificial grass with a small tree providing screen.

The garden to the rear is surprisingly large and wonderfully secluded. Immediately off the rear of the house with access from the lounge is a terrace laid with slate gravel with plenty of space for garden furniture. In this area there is a useful insulated wooden garden room with power and light that makes a great office, bar, or even additional guest accommodation if required. This area is perfect for entertaining. From here the lawn gently slopes up towards the end of the garden and is bordered by a variety of mature shrubs, bushes and trees giving a high degree of privacy. At the end of the garden, obscured from view by bushes is a gate giving access to secret garden area next to Mill Leat where a small deck has been constructed on the bank with space for a small table and chair set.
