Location

Sutterton is a small village in the South Lincolnshire fens just north of the A17, around 6 miles south of Boston, 8 miles north of Spalding and 25 miles north of Peterborough. Its proximity to trunk roads give excellent road links to the rest of the country and to rail links. Spalding has a train station that connects to Peterborough where fast trains to London Kings Cross take 46 minutes.

The centre of Sutterton village contains a nursery and primary school, a post office, a pub/restaurant, The Thatched Cottage, and a fish and chip shop. The property sits on the edge of the village and close to the A16/A17 intersection where excellent services provide not only fuel but local supermarket shopping and fast food facilities. There is also a highly reputed veterinary surgeons’ within several hundred yards, whilst everything is within half a mile. Both Boston and Spalding provide a wide range of shopping and amenities.

For nature lovers, the rspb Frampton Marsh is only a 10 minute drive just west of The Wash where you can enjoy a beautiful walk and see a huge number of water birds. Sutterton village has its own nursery and primary school whilst Boston and Spalding (both 15 mins) have highly sought-after grammar schools with more in Sleaford (about 25 mins). The co-educational Boston Grammar School is rated Good by Ofsted, Spalding Grammar (for boys) is also rated Good and Spalding High School (for girls) is rated Outstanding. A very good state school Thomas Cowley High School is in Donington (about 10 mins west) which is rated Good, so too Holbeach Academy (about 10 mins southeast). In the private sector, Spalding offers Ayscoughfee Hall prep school.
