situation The land is situated between the hamlet of Westlake and the village of Yealmpton in the South Hams area of South Devon.

The nearest village of Ermington is about 2 miles to the east, the South Hams coastline about 5 miles to the south and The A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 5 miles to the north.

Description Little Longfield extends to approximately 0.94 acres (0.38 hectares) of gently sloping land, which has in the past been used for mainly agricultural purposes but due to it not having been used for a number of years has become overgrown in places with natural vegetation.

Access to the land may be gained through a vehicular width gateway off the council maintained road on the south boundary. Immediately inside the gateway is a parking/yard area and a small partly built concrete block structure (approximately 10' x 10').

The land offers the potential for use as a pony paddock/recreation/amenity area, subject to obtaining the necessary planning consents.

The land is quite overgrown with vegetation but also there is some debris left on the land, to include unused wire fencing, the remains of two corrugated iron pig arcs and other debris which will be included in the sale.

Water It is understood that a spring water supply feeds to a point approximately midway along the western boundary where there was a water trough, as marked by the letters wt.

It is believe that this water trough is now grown into the vegetation, but no guarantees can be given in relation to this water supply.

Tenure The land is being offered for sale on a freehold basis with vacant possession being available on legal completion.

Method of sale The land is being offered for sale by Formal Tender (unless sold prior), with a closing date of Thursday, 8 September 2022 at 5pm.

Tenders must be submitted to 62 Fore Street, Kingsbridge, TQ7 1PP in an envelope clearly marked 'Little Longfield'.

Buyers who wish to submit a tender will be required to sign a legal contract and provide a cheque equivalent to 10% of their offer price, as their tender. If either of these two component parts are not submitted, their tender risks being declined.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will be 6 October 2022 or earlier by arrangement.
