Situation

West Kington is considered by many to be one of the finest villages on the north side of Bath. Its proximity to the City of Bath and the M4 access combined with pure peace and tranquillity make it a prized find.

The setting of Brook Cottage itself cannot be overstated. It is one of the finest spots we have ever seen; nestled in a valley with a bubbling brook running past, the romantic nature of the position is undeniable. Accessed via a long drive, it is exceptionally private.

The village itself comprises a hamlet and a church, but there is a thriving community and excellent pubs, village shops and schools nearby in Acton Turville and Marshfield.

West Kington makes an excellent base for commuting to London, Bath and Bristol; M4 Junction 18 (4 miles), and there are regular fast trains to London Paddington from Bath Spa (from 75 minutes) and Chippenham (from 60 minutes).

Within easy distance of many renowned schools including, Kingsdown, Pinewood, Royal High School, St Marys Calne, Westonbirt, King Edwards and Marlborough College.
Description

Entering the house via the front door, you are welcomed by an entrance hall flanked on one side by a downstairs cloakroom and on the other is a useful utility room. Immediately ahead is the fine sitting room with period stone fireplace with open fire and wonderful stone mullioned windows. This leads through to a further snug, ideal for cosy evenings; again this has a fireplace with wood burning stove. At the opposite end of the house is a very well-designed kitchen with large central island and a cream Aga within a stone surround. Beautiful wide timber planked flooring completes the picture. A back door opens to the gardens and to the side of the Aga is a staircase the first floor. There is a further staircase at the end of the sitting room.

The upstairs accommodation is split and gives a great sense of privacy to guests and older children. The stairs from the kitchen give access to two wonderful bedrooms and a family bathroom and the stairs from the sitting room lead to two further bedrooms, one being the master bedroom and two further bathrooms.

The Studio is an excellent addition to the package, offering potential for additional entertaining space, but could also work well for working from home or for a growing family to enjoy an independent space from the main house.

The other buildings follow a similar style and offer flexible, charming and soothing spaces where large groups of people can each find their own space or come together for celebrations.

Externally

The grounds offer their own surprises and adventures with everything for the keen naturalist with abundant wildlife, stone terraces, a kitchen garden, a tree house and, of course, the peaceful brook that always brings life to this sylvan paradise.

In all, approximately 2.75 acres.
