3 bed Flat For Sale £850,000
Sussex Square, Brighton BN2

Description
Unique within Sussex Square; this generous duplex apartment is formed within the ground and lower ground floors of the largest Grade I Listed townhouse on the quietest corner of the square. It contains magnificent features of a period property, including intricate cornices and architraves, original wood shutters and wonderful tall sash windows. Fireplaces, moulded wood panelling and impressive high ceilings are found throughout the apartment which has been brought shining into the 21st Century by the current owners.

In recent years the property has been renovated to exacting standards using only the finest materials and craftsmanship; restoring and reinstating many features in keeping with the original character of the building. Form and function have been considered at every turn offering a wealth of storage solutions while maximising the light and space within the apartment to create an incredibly versatile and ingeniously designed space with two double bedrooms, a home study and an impressive reception room with generous views over the communal garden enclosures.

Sitting in a prestigious location; with Kemptown’s café culture, the city centre, beach and several award-winning schools on your doorstep, it would be ideal for professionals, investors and families alike, looking to live in luxury by the sea.

The history, scale and beauty of these seafront homes never ceases to impress visitors to the city, and while many have been converted into luxury apartments, they still command the same air of grandeur as was intended during their inception, early in the 19th Century.

19th Century developer Thomas Kemp commissioned architect Amon Wilds and his building partner Charles Busby to design and build Sussex Square between 1823 and 1830. Inspired by the Nash developments in London, these magnificent homes offer some of the finest examples of Georgian architecture bearing Doric or Ionic porches and ironwork balconies, and every third house has pilasters, most of which have Corinthian capitals.

The first occupants of 32 Sussex Square were Sir Laurence Peel (the brother of the Prime Minister, John Peel) and Lady Jane Peel in 1830. Queen Adelaide and members of the French Royal family visited and stayed at the house. These visits are commemorated by the unique applied plaster laurels found above the portico entrance.
Communal entrance

Stepping inside the communal entrance, the true scale and grandeur of the house becomes apparent. Sweeping stairs rise up four floors to the newly restored bell lantern and chandelier which brings natural light right through the building. Abundant with period features, it is thought the original house was converted into apartments during 1908, so many are Edwardian including stained glass windows and wall panels.

Upon entering the apartment through double doors, the immediate feeling is of an immaculately decorated home, with a considered choice of decoration, using Little Greene and Farrow & Ball paints in their neutral and heritage palettes.
Living room

Entering the apartment on the ground floor, your eye is immediately drawn to the elegant sitting room which sits to the front of the house with almost full height sash windows framing views over the enclosures. With a south westerly aspect, light filters in throughout the day and the original timber shutters have been restored for complete privacy during the evening. Other stand-out features include gloriously high ceilings, the original acanthus leaf ceiling rose, intricate cornices, architraves, and moulded wood panelling, while a grand open fireplace takes centre stage. It would be possible to add a wood burning stove or open fire grate which would add warmth and atmosphere to wintery evenings.
Study

From the hallway, high ceilings continue into the study/office which offers the ideal tranquil space for working from home. It boasts super-fast internet, giving the flexibility of 21st Century living and ample space for office furniture and built-in shelving. Next to the office is a useful WC, again with a high ceiling and stained-glass windows.
Kitchen

Running the length of the hallway, wall panelling and traditional style built-in storage are in keeping with the era while offering space for books and ornaments. To the right, the kitchen is modern in style offering ample storage at both base and wall levels. Within the cabinetry, the fridge, freezer, dishwasher and Miele induction hob and fan oven have been integrated, leaving space and plumbing for a washing machine.

Bedroom 2 & bathroom

Stepping down to the lower level, the immaculate decoration and period features continue into every room.

Recently renovated, the bathroom has a modern take on a period style using timeless marbled Carrera tiles in porcelain around a freestanding double slipper bath. All are fittings in nickel and are complemented by a wash basin and a fitted storage cupboard. The mirror not only has LED lights but a usb port with Bluetooth speakers so you can fully indulge after a long day’s work. For when time is of the essence, a walk-in shower with rainfall shower head and handheld wand is in place.

Moving along the hallway, there are three practical built-in storage units and to the left is a light well that gives private outside space, and during the summer months with the door open, a cool private breeze through the apartment.

The adjacent room is the second bedroom, which equally has an enormous amount of space, hosting room for a super king size bed and large built-in wardrobes.
Principal bedroom

Just when you think you have seen all there is to offer, a door at the far end of the hallway opens to reveal the beautifully bright and incredibly spacious principal bedroom. This room does not feel lower ground in the slightest due to large sash windows on the westerly wall which open to the front light well setting the property back from the road.

The proportions are spectacular with a soaring ceiling and even with another super king size bed, the floor space is not compromised in the slightest. A wall of built-in wardrobes maximises this further and built-in book cases showcase the space beautifully.

vendor's comments

“It was the incredible history and the character of this apartment which made us fall in love with the place when we moved here in 1999. We have enjoyed renovating the space being mindful to keep its original character intact. It is a great home for entertaining, but it is also incredibly peaceful and a real haven to retreat to. The communal gardens are beautiful, and we have wonderful neighbours which we will miss.”

This beautiful Regency square is by the beach and is just a stroll from the fashionable Kemp Town Village which hosts the hospital and good schools including the award- winning Brighton College.
